Twin Home Hail Damage Claim — Two Owners, Two Policies, One Building
Hail hit your twin home. Your neighbor has a different insurer, a different adjuster and maybe a different answer, and the building still has to look like one house.

A twin home hail damage claim usually means two owners and two policies on one building. Each owner files and deals with their own insurer. JMB Builders documents both sides the same way, writes a separate scope for each owner, and orders the windows and doors so both halves still match when the work is done. - Priced per unit: one scope and invoice per side
- Both sides documented the same way
- Matched order when both owners proceed

A twin home is one building split down the middle, with an owner on each side. In most twin homes each owner holds a regular homeowner policy on their half, so one storm turns into two claims, two adjusters and possibly two different decisions. Some twin homes also have a small association with its own rules about the exterior. Read your documents and ask your agent which applies to you; coverage and deadlines are questions for the agent, and we do not give legal advice or negotiate claims.
The trouble usually starts when the two claims come back different. One adjuster approves new windows on the front, the other approves glass only. Now one side has new frames in a slightly different white, and the building looks patched. The fix starts with documentation. We photograph both sides with a scale reference and the same numbering, so each owner's adjuster sees the same kind of evidence and the scopes can be compared line by line.
Each owner gets their own scope, their own quote and their own invoice. Neither owner can approve work on the other side. When both proceed, every opening is measured in person and the windows go in as one order in the same color, grille and profile, so the building matches. When only one side proceeds, we match the new units to the neighbor's existing windows as closely as the brand and line allow, and say so on the quote. Installs are scheduled so each side is closed the same day it is opened.

How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Openings damaged on each side
- Glass, sash, capping or whole-unit replacement per opening
- Whether both owners proceed and order together
- Matching an existing window on the other side when only one proceeds
- Doors, storm doors and screens on each side
- Brand and line; the lead time depends on the brand and is written on the quote
Send photos of your side and tell us whether your neighbor is filing. We reply within one business day.
How long it takes
Documentation: one visit per side, or one visit for both. Each claim then moves on its own insurer's schedule. Install is usually one to two days per side once units arrive.

Situations and options
Both owners file and proceed
Two claims, two scopes, one matched order. The whole building gets the same window and color, installed side by side on one schedule.
Only one side proceeds
Your side is replaced and the new units are matched to your neighbor's windows as closely as the brand and line allow. The quote says what will and will not match.
Claims come back different
One side approved for full units, the other for glass. Owners may raise it with their own adjusters using the matching photo sets. That conversation is between each owner and their insurer.
Twin Home Hail Damage Claim — Two Owners, Two Policies, One Building: questions, answered
Who files the claim when hail damages a twin home?
In most twin homes, each owner files on their own homeowner policy for their half. Some twin homes have an association with its own policy or rules. Check your documents and ask your agent which applies. We document either side the same way.
What if my neighbor's insurer approves new windows and mine does not?
That happens, and the building can end up mismatched. Matching photo sets for both sides let each owner show their adjuster the same evidence. Whether to ask for a reinspection is your decision with your insurer and agent; we do not negotiate the claim.
Will my twin home windows match my neighbor's after hail repair?
If both sides order together, yes: same window, same color and profile on one order. If only your side is replaced, we match the neighbor's windows as closely as the brand and line allow and write on the quote what will differ.
Can my neighbor approve work on my side of the twin home?
No. Each owner approves their own scope, signs their own quote and gets their own invoice. We can schedule both sides together, but only with each owner's go-ahead.
Can a contractor waive my deductible on a twin home claim?
No. Minnesota law, Minn. Stat. 325E.66, bars a residential contractor from promising to pay or rebate any part of an insurance deductible, and JMB does not. That applies to both owners.
Can both sides of a twin home be repaired at the same time?
Yes, when both owners have approved scopes. The windows go on one order and installs run side by side, each side closed the same day it is opened. If one claim is slower, that side follows when it is approved.
