When a storm opens a roof, the rain that follows comes straight down through the attic. Blown-in or batt insulation soaks it up and holds it against the ceiling drywall, which sags, stains and eventually lets go. Water follows the top plate down an exterior wall and comes out at the window head or the baseboard. By the time the roof is tarped, the insulation above the stain is wet through, the drywall is soft, and there is water in a wall cavity that cannot dry on its own.

The adjuster writes the roof on one set of lines and the interior on another: insulation by the square foot, ceiling drywall by the SF, wall drywall by the SF, texture, paint, trim LF, and sometimes contents. Storm water that came in through a hole the storm made is a different thing on most policies from a roof that has been leaking slowly for years, and the date of the storm, the tarp photos and the fresh stain are what make that clear. Photograph the ceiling the day it happens, with the date, before anything is cut.

The repair waits for two things: a closed roof, and a dry cavity. We pull the wet insulation out through the ceiling opening, let the joist bays and the wall dry with air moving, replace the insulation to the same depth, hang new drywall to the nearest seam, tape and match the texture, replace swollen trim, and paint the whole ceiling and the wall so the patch disappears. A mitigation company dries a large area with fans and dehumidifiers and gives you readings for the file; a single room we can open and dry ourselves.

How long it takes

After the roof is closed and the cavity dry: one ceiling and the wall below it, two to three days with drying between coats, paint after the texture cures. Two or more rooms: about a week.

Situations and options

Ceiling patch and insulation

One stain, one bay or two. The drywall is cut to the joists, the wet insulation pulled, the bay dried, new insulation set, new drywall taped and the texture matched. The whole ceiling is painted so the patch is invisible; paint is its own line.

Ceiling down

The drywall let go or is sagging across the room. The ceiling comes down, all the insulation above it is replaced, new board is hung full sheets, taped, textured and painted. Faster and cleaner than patching a ceiling that is half gone.

Wall below the leak

Water ran down inside the exterior wall to the window and the base. Drywall is cut from the top plate to the dry line, insulation replaced, the window head checked, and the casing and baseboard replaced where they swelled. Painted with the ceiling.

Two floors

The water went through the upstairs floor into the room below. Both ceilings and the floor system between them are opened and dried, and both rooms are repaired. Flooring upstairs that cupped is its own line.

Is interior water damage from a storm leak covered by insurance?

When wind or hail opened the roof and rain came in through that opening, the interior damage is normally part of the same storm claim as the roof. A roof that has been leaking slowly for years is usually treated as maintenance and excluded. The storm date, your photos that day, and the tarp are what show which one it is. Coverage is between you and your insurer; ask your agent.

Should I cut the wet ceiling open or wait for the adjuster?

Photograph it first, with the date, then open it. Wet insulation above drywall keeps soaking it, and a sagging ceiling will come down on its own. Poke a hole at the low point to drain it, cut the soft area out, pull the wet insulation into bags and get air moving. Keep the pieces and the photos. Adjusters expect you to stop further damage, and the photos show what was there.

Does wet attic insulation have to be replaced?

Blown-in cellulose and fiberglass that got soaked settle, hold water against the ceiling and lose their value even once dry; batts sag and hold moisture against the drywall. The wet area is removed and replaced to the same depth, and the baffles at the eave are checked. The scope writes it by the square foot. Insulation that only got damp at the edge can usually stay once it reads dry.

How long after the roof is fixed can the ceiling be repaired?

As soon as the cavity reads dry on a moisture meter, usually a few days with air moving once the wet insulation is out. If the roof is only tarped, we can open and dry the ceiling now and close it after the roof is done, so the drywall is not patched twice. The paint goes on last, after the texture has cured.

Will the repaired ceiling match the texture of the rest?

Knockdown and orange peel are matched by spraying the patch and feathering into the old texture; the whole ceiling is then painted so there is no sheen difference. Smooth ceilings are skimmed. Popcorn is matched but shows more and is often the point where a homeowner has the whole ceiling scraped. We tell you which you have and what it will look like.

Who fixes the roof, and does the ceiling wait for it?

The roof is roofing work, on the roofing lines of the claim, and the roofing side of this site covers it. The ceiling waits for the roof to be closed, tarped or repaired, and for the cavity to dry. We coordinate with the roofer's date so the interior is scheduled behind it, and we look up into the attic when the ceiling is open and note anything the roofer should know.
