Water finds the ceiling first. An ice dam pushing meltwater under the shingles, a tub overflow or a failed wax ring in the bathroom above, a supply line to the fridge, a roof vent boot that cracked. The stain shows up on the ceiling below, and by the time it does the drywall has been wet for a while. Painted over, the stain comes back. Left alone, the board sags, the tape lets go, and eventually it comes down.
The repair starts with the leak. If it is a roof or flashing problem, that is work we do. If it is plumbing, a licensed plumber fixes it before we close anything. Then the wet drywall comes out, cut back to framing that reads dry on a moisture meter, along with any wet insulation above it. We check the joists, let the cavity dry, hang new board, tape and finish it, match the texture, and prime with a stain blocker.
Most of these end up as insurance claims. We photograph the damage before we touch it, the cavity when it is open, and the finished ceiling, and we write the quote in a form the adjuster can read. Painting the ceiling corner to corner is quoted as its own line, or paint it yourself.

How long it takes
Once the leak is fixed and the cavity is dry: two to three visits over about a week — demo and hang, then finish coats and texture, then primer. A wet cavity may need a few days of drying before we start.

Situations and options
Stain only, board still solid
A dry stain from a leak that was fixed. If the board is firm and the tape is holding, it gets sealed with a stain-blocking primer and repainted. If it is soft anywhere, that section comes out.
Sagging or soft ceiling
The board has lost its strength. That section comes out to the joists, the insulation above it is replaced, and new board goes in, taped and finished to match. The most common repair after an ice dam or a bathroom leak.
Ceiling under a bathroom
A tub overflow, a shower pan or a toilet wax ring above. A licensed plumber finds and fixes the source, then the ceiling below gets opened and rebuilt. The open ceiling is also the time to check the drain and supply lines.
Roof leak or ice dam damage
Water from above the top floor. We find the entry point on the roof, fix the shingles, flashing or vent boot, check the attic insulation, and repair the ceiling once the attic is dry.

Can a water-stained ceiling just be painted over?
Only if the leak is fixed and the drywall is dry and still solid. Then the stain gets a stain-blocking primer, not regular paint, and it stays hidden. Regular paint over a water stain lets it bleed through in weeks. If the board is soft, sagging or the tape has lifted, paint hides it for a season and then the ceiling fails.
Does the ceiling drywall have to be replaced, or can it dry out?
It depends on how long it was wet. Drywall that got splashed once and dried fast can stay. Drywall that stayed wet long enough to sag, bubble or go soft has lost its strength and comes out. We check it with a moisture meter and by pressing on it. Anything soft, and anything the meter still reads wet, gets replaced.
Do you find and fix the leak too?
If the water came from the roof — shingles, flashing, a vent boot, an ice dam — yes, that is our work. If it came from plumbing above, a licensed plumber fixes it, and we bring one in or work with yours. We do not close a ceiling until the source is fixed and the cavity is dry, because the next leak would take the new ceiling with it.
Will the new ceiling match the existing texture?
Yes. Knockdown, orange peel, popcorn or smooth, the repair is textured to match after the finish coats and tested on cardboard first. On a heavily textured ceiling the patch is blended out wide so there is no visible edge. Once primed and painted corner to corner, the repair is gone.
Does homeowners insurance cover ceiling water damage repair?
Often, when the damage came from something sudden like a burst pipe, an overflow or an ice dam. Slow leaks and long-term neglect are usually excluded. That depends on your policy, and your adjuster decides. We help by photographing everything before, during and after, and by writing the quote in a form the adjuster can work from.
How long after the leak can the ceiling be repaired?
As soon as the cavity is dry. If the drywall is coming out anyway, we open it early so the framing and insulation can dry, which takes a few days with air moving through. Closing a wet cavity traps the moisture and grows mold. If the leak is not yet fixed, the ceiling waits until it is.
