The hail-cracked window came out and the sill under it was soft, the jack stud was black and the sheathing crumbled.

When rot is found during insurance window replacement, the opening is photographed and measured before anything is cut, and you choose how it is paid: sent to your insurer as a supplement, or as your own line on the quote. JMB Builders repairs the rough sill, jack studs or sheathing, sets the new window and closes the opening the same day. Twin Cities metro. Priced per opening.
- Photographed and measured before it is cut out
- Supplement to the insurer, or your own line
- How hidden damage is handled is on the quote

No adjuster can see inside a wall, so no claim scope includes rot behind a window. It shows up at tear-out: a soft rough sill, a jack stud dark at the bottom, sheathing that breaks in your hand, sometimes a rim or floor below. The window was leaking for years before the hail ever hit it.
Whether insurance pays for it depends on what caused it. Rot from a slow leak over years is usually treated as wear or long-term leakage, which many policies exclude; damage the storm itself caused, such as a frame cracked open and soaking the wall, may be a different answer. That is your policy's and your adjuster's call, not ours. Check your policy and ask your agent. What we owe you is the evidence and a clear choice.
So the opening stops and gets documented first: photos with a tape in frame, the extent of the soft wood probed and marked, and a short line-item list of what has to be replaced. You decide whether it goes to your insurer as a supplement or gets done as your own line on the quote. Either way the opening is not left open: the repair is made and the window set the same day when the work fits the quote, or the opening is closed temporarily until the decision is made. How we handle hidden damage is written on the quote before we start, so there is no surprise in the middle of the job. Minnesota law (Minn. Stat. 325E.66) bars a contractor from waiving, rebating or paying your deductible, and we do not.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.
What you supply
- A decision at the opening: supplement to the insurer, or your own line
- Your adjuster's contact if you choose a supplement
- Access to the room and the wall below the window
- Your paint color for new casing — painting is quoted as a separate line, or paint it yourself
What JMB supplies
- Photos of the rot with a tape in frame, before anything is cut out
- The extent of soft wood probed, marked and written down
- A short line-item list for the repair: rough sill, jack studs, sheathing, wrap, rim if needed
- The supplement photos and list for you to send to your insurer, if you choose that
- Rotted wood cut out and replaced, the opening re-wrapped and flashed with a sill pan
- The new window set and the opening closed the same day, or temporarily closed until you decide
- Finished photos of the repaired opening before the trim covers it
How it is priced: per opening
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- How far the rot runs: rough sill only, jack studs, header, sheathing or rim below
- The siding, brick or stucco that has to be opened and patched to reach it
- Whether the window can still go in the same day or the opening must be closed temporarily
- Interior drywall or plaster below the window that has to come off
- How many openings on the job turn up the same problem
Hidden damage cannot be priced from photos. The quote says how it is handled if we find it; the extent is photographed and agreed with you before the work.
How long it takes
Documenting: minutes at the opening. A typical rough sill and jack stud repair adds part of a day to that window. Larger rot can add a day or a return visit.

Rot Found During Insurance Window Replacement — Photos, Then a Choice: questions, answered
What happens if rot is found during my insurance window replacement?
The work stops at that opening and the rot gets photographed and measured before anything is cut. You choose whether it goes to your insurer as a supplement or is done as your own line on the quote. The opening is repaired and closed the same day, or closed temporarily until you decide.
Is rot covered on a window insurance claim?
It depends on what caused it and on your policy. Rot from a slow leak over years is usually treated as wear or long-term leakage, which many policies exclude. Damage the storm itself caused may be treated differently. Check your policy and ask your agent; the adjuster decides.
Why didn't the adjuster include the rot on the scope?
Because nobody can see inside a wall until the window comes out. Hidden damage only shows at tear-out, which is why it is handled as a supplement or a separate line after the fact.
How do I ask my insurer to pay for hidden damage found during the repair?
Send your adjuster the photos and the line-item list for the repair and ask for a supplement. We provide both, taken before the rot is cut out. The claim is yours, so you send it, and the decision is the insurer's.
Will the window be left open while the insurance decides about the rot?
No. If the repair fits what the quote allows, it is made and the window set the same day. If it is bigger, the opening is closed temporarily so the house is never left open overnight, and finished once you decide.
Can the contractor absorb the rot repair to cover my deductible?
No. Minnesota law bars a contractor from waiving, rebating or paying any part of your insurance deductible, directly or by giving away work, and JMB Builders does not. Rot repair is either on the claim or your own line.
