Is a Leaking Window Covered by Insurance? Storm vs Wear

Water is running down the wall under a window and the drywall is soft.

Is a leaking window covered by insurance? It depends on your policy and on the cause. Many policies treat a storm that broke the glass or frame differently from a leak that built up over years through failed caulk or flashing. JMB Builders in the Twin Cities water-tests the window, finds where the water gets in, photographs the cause and writes it down, then repairs it whichever way the claim goes. Priced per window.

  • Cause traced and photographed first
  • Your policy and adjuster decide coverage
  • Repaired either way, priced per window

Homeowners policies are generally written for sudden, accidental damage. Many exclude wear, deterioration and water that seeps in repeatedly over time, and some cover the water damage inside the wall but not the window that let it in. Many also treat rain coming in differently when a storm first made an opening, like a hail-cracked frame or a sash pushed in by wind. How your policy reads is the answer, so check your policy and ask your agent. We do not give coverage advice.

What we bring is the cause. Most window leaks come from a short list: caulk that has failed at the head or sides, no head flashing or drip cap, no sill pan, a cracked frame corner, a blocked weep, or a bad joint between two windows. A storm leaves different marks than age does: a fresh crack with a clean edge, punctured cladding, a sash knocked out of line. We water-test the window, open the trim where we need to, and photograph what we find with a scale and a note on when it likely started.

If you file, you deal with your insurer and we give you the photos and a line-item scope, and meet the adjuster if you want us there. If the cause is wear, the scope is the same and the repair is paid direct. Either way the window gets fixed so it stops leaking: flashing and sill pan corrected, or the unit replaced, and the wet framing, insulation and drywall behind it repaired. Minnesota law (Minn. Stat. 325E.66) bars a contractor from waiving, rebating or paying any part of your deductible, and we do not.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • When the leak started and what weather it shows up in: wind-driven rain, snowmelt or every rain
  • Photos of the stains and any storm damage you noticed outside
  • Your claim number if you have filed
  • Access inside and out, and permission to remove trim where the water is

What JMB supplies

  • A water test of the window and the wall around it to find where the water gets in
  • Photos with a scale of the cause and of the water damage inside, labeled by window
  • A written note of what we found, in plain terms, for you and your agent
  • A line-item scope: flashing and sill pan, glass or unit, framing, insulation, drywall and trim
  • The repair, whether it is a claim or paid direct
  • Painting of patched drywall and trim quoted as its own line, or leave it primed

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Whether the leak is fixed by flashing and sealing or the window has to be replaced
  • How much wet framing, sheathing, insulation and drywall has to come out
  • Siding type around the window: vinyl, wood, stucco or brick
  • Access to second-story windows
  • Upgrades beyond like-for-like on a claim, which you pay on top

Send photos of the window inside and out, the stain, and a note of when it leaks. We reply within one business day.

How long it takes

Finding the cause: one visit. A flashing and sealing repair: a day. A replacement unit waits on the order, then about half a day per window plus the interior repair.

Situations and options

Storm made the opening

Hail cracked the frame, wind pushed a sash out of line or debris broke the glass, and rain came in. The cause and the timing are photographed so you can take it to your agent.

Leak built up over years

Old caulk, no sill pan, missing head flashing. Often treated as wear under many policies. The window is fixed the same way and the repair is paid direct.

Not sure which

A storm leak can also expose old rot. We note what looks new and what looks old, so you can tell your agent what we found instead of guessing.

Is a Leaking Window Covered by Insurance? Storm vs Wear: questions, answered

Does homeowners insurance cover a leaking window?

It depends on your policy and the cause. Many policies cover sudden damage, like a storm that cracked the frame or broke the glass, and exclude leaks from wear or repeated seepage over time. Some cover the water damage inside but not the window itself. Check your policy and ask your agent.

My window leak claim was denied as wear and tear. What can I do?

Ask for the denial in writing and read the wording your insurer used. If you believe a storm caused the opening, photos of a fresh crack, punctured cladding or a sash knocked out of line, with the storm date, are what to bring back to your insurer. We document what we find; we do not give legal or coverage advice.

Is water damage from a leaking window covered by insurance?

Some policies cover the resulting water damage, like wet drywall and flooring, even when the leak itself is excluded, and some do not when the leak went on for a long time. That is in your policy wording. Check your policy and ask your agent, and stop the leak either way so the damage does not grow.

How can you tell if a storm caused my window leak?

Storm damage tends to be fresh and specific: a crack with clean edges, dented or punctured cladding on the storm-facing side, a sash pushed out of line, and a leak that started right after a known storm. Age shows as dried-out caulk, rot that has been wet for seasons and stains with many rings. We photograph what we find and say which it looks like.

Do you fix the window leak if insurance will not pay?

Yes. The repair is the same either way: the cause found, flashing and sill pan corrected or the unit replaced, and the wet framing, insulation and drywall behind it rebuilt. On a direct job you pay by check or direct deposit when it is done.

Can a contractor waive my deductible on a window leak claim?

No. Minnesota law (Minn. Stat. 325E.66) bars a contractor from waiving, rebating or paying any part of your deductible, and JMB Builders does not do it.
