Mortgage Company Endorse Insurance Check? Two-Party Checks and Draws
The claim was approved, the check came, and it has your name and your mortgage company's name on it.

When the mortgage company has to endorse an insurance check, it is because the lender is named on your policy and the check is made out to both of you. You call the lender's loss-draft department, send what they ask for, and they either sign it back or deposit it and release it in draws as the work gets done. JMB Builders supplies the W-9, the line-item estimate, the invoice and completion photos. Twin Cities metro.
- Lender named on the policy, so the check names it too
- W-9, estimate, invoice and photos from JMB
- Paid by check or direct deposit

If you have a mortgage, your lender is almost always listed on your homeowner policy as mortgagee. The house is their collateral, so when the insurer pays for damage to it, the check is made out to you and to the lender. Your bank will not deposit it on your signature alone. The lender has to endorse it, and their job is to make sure the money goes back into the house.
Every lender does this a little differently, and the department is usually called loss draft, insurance claims or property loss. On a smaller check many lenders simply endorse it and mail it back. On a larger one they often deposit it in a restricted account and release it in pieces: a first draw to start, more as the work progresses, the last after an inspection or completion photos. Their thresholds and rules are in their packet, not on this page. Call the number on your mortgage statement, give them the claim number, and ask for the loss-draft packet first, because it can take a while to come back.
Our part is the paperwork the packet asks the contractor for. That is usually a W-9, our license number, the line-item estimate matched to the adjuster's scope, a signed contract or work authorization, the invoice, and photos of the finished work. We send it to you or straight to the lender, whichever they want. You file the claim and deal with your insurer and your lender; the release of the money is between you and them, and we do not promise when it will come.

What you supply
- A call to the loss-draft department on your mortgage statement, with your loan number and claim number
- The lender's packet or checklist, so we know exactly which forms they want from the contractor
- Your endorsement on the check, and the check itself mailed or uploaded the way the lender says
- The adjuster's estimate, so our estimate matches it line by line
- Access for the lender's inspector if they want to see the finished work before the last draw
What JMB supplies
- A W-9, a certificate of insurance and our license number, BC809005, for the lender's file
- A line-item estimate matched to the adjuster's scope, signed if the lender asks
- The lender's contractor forms filled in, when the packet has them
- An invoice for each stage the lender releases a draw against
- Before, during and after photos, by window and door, in your job folder and to the lender on request
- A lien waiver for amounts paid, when the lender asks for one
How it is priced: per project
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- The approved scope: windows, doors, screens and trim on the claim
- Upgrades beyond the scope, which are paid directly and kept off the claim lines
- Whether the lender releases in one payment or in draws, which sets when each invoice goes out
- Supplements added after the first check, which come as their own check and endorsement
- Lead time on the windows and doors, which sets when the work can start
Send the adjuster's estimate, photos of the damage and the lender's packet if you have it. We reply within one business day with what we will send the lender.
How long it takes
The lender's turnaround is theirs; ask when you call. Our paperwork goes out as soon as the packet arrives. The work runs on the window and door lead time, the same as any claim.

Situations and options
Lender endorses and returns the check
Common on smaller claims. You sign, mail or upload the check, the lender signs and sends it back, and you deposit it. We are paid by you by check or direct deposit, the same as any job.
Lender holds the money and releases draws
Common on larger claims or when the loan is behind. The lender deposits the check in a restricted account and releases part to start and the rest as the work is done. We invoice to their stages and send the photos each draw needs.
Supplement or depreciation check later
Supplements and recoverable depreciation usually come as separate checks with the lender's name on them again. The same loss-draft process repeats, with our final invoice and completion photos as the backup.
Loan paid off
If the mortgage is paid off but the lender is still on the policy, the check may still carry their name. Ask the lender for a payoff letter and ask your agent to update the policy so the next check does not.
Mortgage Company Endorse Insurance Check? Two-Party Checks and Draws: questions, answered
Why is my insurance check made out to me and my mortgage company?
Because the lender is listed on your homeowner policy as mortgagee. The house secures the loan, so the insurer pays the lender and you together on damage to the house. Your bank needs both endorsements to deposit it. Call the lender's loss-draft department and ask how they release it.
How do I get my mortgage company to endorse an insurance check?
Call the loss-draft or insurance claims number on your mortgage statement with your loan and claim numbers and ask for their packet. It usually asks for the adjuster's estimate, the contractor's estimate and W-9, and a form you sign. Send it back complete the first time, because a missing page restarts the clock. JMB Builders fills in the contractor part and sends it where the lender says.
Why is the mortgage company holding my insurance money?
Many lenders hold larger claim checks in a restricted account and release them in draws as the repair gets done, to make sure the money goes back into the house. The thresholds and steps are the lender's own. Ask them for the draw schedule in writing, then plan the work and the invoices around it.
What does the contractor have to send the mortgage company?
Usually a W-9, the license number, a line-item estimate or signed contract, an invoice for each draw, and photos of the finished work. Some lenders ask for a lien waiver or their own contractor form. JMB Builders sends all of it, to you or to the lender directly, whichever they prefer.
Does the mortgage company inspect the repair before releasing the last draw?
Some do and some accept completion photos and an invoice. If they send an inspector, they schedule it with you once we say the work is done. Our photos by window and door usually answer what the inspector would check. Ask the lender at the start which one they use so the last draw is not a surprise.
Do I pay the contractor before the mortgage company releases the money?
It depends on the lender's draw schedule, and we set the payment points to match it so you are not out of pocket waiting on a draw. Your deductible is yours to pay; Minnesota law does not allow a contractor to waive, rebate or pay it. We are paid by check or direct deposit.
