Mortgage Company Inspection Before Releasing Insurance Money

The check for thirty windows went to the mortgage company, not to you.

Reply within one business day. Or call / text 763-204-2099.

A mortgage company inspection before releasing insurance money is common on a large claim: the lender holds the check in a loss-draft account and pays it out in draws, often with an inspection before a later or final draw. JMB Builders sends the paperwork the lender asks for, schedules the window order around the draws, and has the work ready to inspect. The rules are your lender's; call their loss-draft department. Twin Cities metro.

  • Lender holds the money; releases it in draws
  • Inspections set by the lender, often before final
  • We send W-9, contract, line items, photos

On a small claim the lender often just endorses the check and sends it back. On a large one many lenders keep it. The money goes into a loss-draft or escrow account, and the lender pays it out in pieces as the work gets done. Before a later draw, and almost always before the last one, they may send an inspector, or ask for photos, to confirm the work matches what was paid for. Each lender sets its own steps, paperwork and thresholds.

That matters on a whole-house window job, because the windows are made to order. Custom windows are ordered after one in-person measure of every opening, and the lead time depends on the brand and is written on the quote. If the lender holds every dollar until the work is finished, the order waits. So the first call to the lender's loss-draft department should ask three things: what they need from the contractor, how much they release before work starts, and when and how they inspect.

We send what they ask for: a W-9, the signed contract, the line-item quote by opening, the insurer's estimate if they want it, invoices, lien waivers when requested, and completion photos of each opening by number. The order goes in when the first release allows it, the install runs room by room, and the house is ready to inspect when we say it is done. You deal with your lender and your insurer; we keep the paperwork moving.

Mortgage Company Inspection Before Releasing Insurance Money: questions, answered

Why is my mortgage company holding the insurance check in escrow?

The house is the lender's collateral, so many lenders keep large claim payments in a loss-draft account and release them as the repair is done. That way the money goes back into the house. Each lender has its own threshold and rules; call their loss-draft department for yours.

Does the mortgage company inspect the work before releasing insurance money?

Often, on a large claim. The lender may send an inspector or ask for photos before a later draw and before the final one. We have numbered completion photos of every opening ready and can walk the inspector through the house when you want us there.

How does a lender pay out a large insurance claim in draws?

Typically a first release when the work starts or the materials are ordered, more as the work progresses, and the last after the work is done and inspected. The number of draws and what triggers each is set by your lender. Ask for it in writing before the contract is signed.

What does the contractor need to send the loss draft department?

Usually a W-9, the signed contract, a line-item estimate and invoices, and sometimes lien waivers, a license number and completion photos. Each lender has its own list. We send what they ask for, matched to the line items on the scope.

Can the windows be ordered before the mortgage company releases money?

That depends on what the lender releases up front. Made-to-order windows are ordered after one in-person measure of every opening, and the lead time depends on the brand and is written on the quote. Ask the lender what they release before work starts, and we set the order date around it.

Who deals with the mortgage company on a window claim?

You do; it is your loan and your claim. We supply the paperwork and photos the lender asks for and keep the schedule matched to their draws. One person on our side is your contact for the whole job.
