Hail Damaged Sunroom — Glass Roof, Roof Panels and Wall Windows
The hail came straight down on the sunroom. Two roof panes are cracked, the white roof panels look like a golf ball, and water is dripping onto the floor.

A hail damaged sunroom usually has three kinds of damage: broken or cracked glass in a sloped glass roof, dented insulated roof panels, and cracked glass or dented frames in the wall units. JMB Builders covers the opening, photographs each panel with a scale reference, finds the room's maker and specs, and replaces glass, panels or units your approved scope covers. Four-season rooms across the Twin Cities metro, priced per window or panel.
- Priced per window or roof panel
- Glass roofs, insulated roof panels, wall units
- Overhead glass ordered to the maker's spec

A four-season sunroom is a room built mostly of factory parts: wall window units in an aluminum or vinyl frame system, and a roof that is either sloped glass or insulated panels, foam between two metal skins. Hail hits the roof hardest because it lands flat on it. Glass roof panes crack or break, insulated panels dent and can split at the seams, and the wall units get cracked glass, dented frames and torn screens on the storm side.
First, close it up. Broken overhead glass is a falling hazard, so keep people out of the room. A tarp over the roof, weighted or strapped, not screwed through the good panels, keeps the rain out. Photograph everything before it is covered or swept up. Then the room's maker matters. Sunroom parts are made to that system's sizes, and overhead glass has to be safety glass made for sloped glazing, so we find the label or the original paperwork and order to that spec. When parts for an older room are no longer made, the options are glass made to the same spec by a glass fabricator, or a bigger change such as a new roof over the room, which is its own scope and needs a permit.
You file the claim and deal with your insurer; a sunroom is usually part of the dwelling on a homeowner policy, but check your policy and ask your agent. We give you photos with a scale reference and a line-item scope by panel and unit, meet your adjuster if you want us there, and do the repair once it is approved. Interior water damage from the roof, ceiling trim, flooring and drywall where the room meets the house, goes on its own lines.

What you supply
- Photos of the roof and walls before anything is covered or swept up
- The storm date, the claim number and the adjuster's scope
- The sunroom maker and any original paperwork or label
- Clear access around the outside of the room and to the roof
- Your paint color if interior trim or drywall is redone — painting is quoted as a separate line, or paint it yourself
What JMB supplies
- Tarp over the roof or plastic over broken wall units, with photos
- Photos of every roof panel and wall unit with a scale reference, and a line-item scope
- The maker and specs identified, and whether parts are still made
- Meeting your adjuster to walk the room, when you want us there
- Replacement glass units for the roof made for overhead use, insulated roof panels and wall units as the scope lists
- Seals, gaskets, caps and flashing reset where panels are swapped
- Interior trim, flooring and drywall repaired where water came in
How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- How many roof panes, roof panels and wall units are damaged
- Glass roof versus insulated panel roof
- Whether the room's maker still makes the parts, or glass is made to the same spec
- Roof access and pitch, and whether the room is on a deck or a slab
- Interior water damage below the roof
- Screens, doors and trim on the same room
Send a photo of the whole room from outside, the roof from above if it is safe, each damaged panel and any label. Tell us whether water is getting in.
How long it takes
Tarp or plastic the first visit. Glass and panels are made to order, so the wait is the order. Swapping roof glass or panels runs one to two days for most rooms once parts are here.

Situations and options
Glass roof panes
Cracked or broken sloped glass is replaced with safety glass made for overhead glazing, ordered to the room's spec, with the caps and gaskets reset so the roof sheds water.
Insulated roof panels
Dented or split foam-core roof panels are replaced panel by panel from the same system where it is still made, with the seams and flashing resealed.
Wall window units
Cracked glass, dented frames and torn screens in the walls are replaced unit by unit: the glass unit, the sash or the whole window, matched to the system.
Parts no longer made
For an older room whose maker is gone, glass can be made to the same spec by a glass fabricator, or the room gets a new roof. A new roof is a larger scope with a permit.
Hail Damaged Sunroom — Glass Roof, Roof Panels and Wall Windows: questions, answered
Does homeowners insurance cover a hail damaged sunroom?
A sunroom attached to the house is usually part of the dwelling on a homeowner policy, and hail is a common covered peril. How your policy reads, and any deductible or exclusion, is between you and your insurer. Check your policy and ask your agent. We provide photos and a line-item scope by panel and unit.
What should I do right after hail breaks my sunroom roof glass?
Keep everyone out of the room, since broken overhead glass can fall. Photograph the roof and walls before anything is covered. Then cover the roof with a tarp that is weighted or strapped, not screwed through good panels, and move furniture away from drips. Keep the receipts.
Can you replace just the broken glass in a sunroom roof?
Usually, yes. Each roof pane sits between caps and gaskets and can be replaced on its own. The new glass is ordered as safety glass made for overhead glazing to the room's spec. The caps and gaskets are reset so the roof sheds water again.
What if my sunroom company is out of business?
Glass can usually still be made to the same size and spec by a glass fabricator, from measurements and the old pane. Insulated roof panels and wall frames are harder to match. If the roof cannot be repaired, a new roof over the room is a larger scope with a permit, listed separately.
Can hail dents in sunroom roof panels cause leaks?
Shallow dents in the metal skin often do not leak by themselves. Dents that split the skin, open a seam or bend a panel edge can let water in, and water in foam-core panels is hard to get out. We photograph the seams and edges, not just the dents, and list split or leaking panels separately.
Is a three-season porch handled the same as a four-season sunroom?
No. A three-season porch usually has vinyl-glazed or screen panels under a regular roof, and the fix is panels and screens. A four-season sunroom has insulated glass wall units and often a glass or panel roof, so the parts and the scope are different.
