Hail Damaged Bay Window Roof — Shingles, Metal Hood, Head and Seat

The roofer replaced the house roof and the window company priced the glass, and nobody wrote down the dented copper hood and the bruised shingles on top of the bay window.

A hail damaged bay window roof falls between two scopes: the roofer prices the main roof, the window scope prices the units, and the little roof, its flashing and the wrapped head and seat get missed. JMB Builders in the Twin Cities photographs that roof with a scale, lists it as its own lines, and reshingles or replaces the metal hood, re-flashes it to the wall and re-wraps the cladding. Priced per window.

  • Priced per bay or bow window
  • Roof, flashing, head and seat on their own lines
  • Insulation under the roof checked

A bay or bow window has its own little roof. It may be shingled and step-flashed into the wall, or covered with a copper, painted-steel or aluminum hood. Under it is a head board, and below the window a seat, both often wrapped in aluminum coil. Hail hits all of that, and the bay roof faces up like the main roof. But it is too small for most roof scopes and outside most window scopes, so it is easy to leave off a claim.

We get on a ladder and look at it closely: bruised or cracked shingles, dents in the metal hood, a split or torn drip edge, flashing pulled from the wall, dented coil on the head and the seat, and cracked caulk where the roof meets the siding. Each item is photographed with a scale and written as its own line, so the adjuster sees the bay roof as a separate item, not a footnote on the window. If the units themselves took hits, they are on the scope too.

The repair depends on what is up there. Shingles come off down to the deck and go back on with new underlayment, drip edge and step flashing, tied into the wall behind the siding. A metal hood is replaced to match the old shape. The insulation under the bay roof is checked while it is open, since many bays were built with little or none. The head and seat are re-wrapped. You file and deal with your insurer; we meet the adjuster if you want us there. Minnesota law (Minn. Stat. 325E.66) bars a contractor from waiving, rebating or paying any part of your deductible, and we do not.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your claim number and the adjuster's scope, if you have it
  • Photos of the bay roof from a window above or the ground
  • Your roofer's scope, so we can see what it already covers
  • Your choice to match the old shingles or metal, or change it

What JMB supplies

  • Ladder inspection and photos with a scale of the bay roof, flashing, head and seat
  • A line-item scope with the bay roof, flashing, drip edge and cladding on their own lines
  • Shingles stripped and replaced with underlayment, drip edge and step flashing into the wall
  • A metal hood replaced to the old shape when the bay has one
  • Insulation under the bay roof checked and added where it is thin
  • Head and seat re-wrapped in coil and sealed to the window and siding

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Shingled bay roof vs a copper, painted-steel or aluminum hood
  • Size and shape: three-section bay, curved bow, box bay
  • Siding that has to come off to flash the roof into the wall
  • Insulation added under the roof
  • Whether the window units themselves are also on the scope

Send a photo of the bay roof from above or from the ground, a close-up of any dents, and your roofer's scope if the main roof is being done.

How long it takes

One visit to inspect and photograph. A shingled bay roof and re-wrap: about a day. A metal hood waits on fabrication, then about a day.

Situations and options

Shingled bay roof

Matched to the new main roof when it is being replaced, or to the old one if not. Step flashing goes in behind the siding, not caulked onto its face.

Copper or metal hood

Dents in copper do not pop out. The hood is replaced to the old shape, or switched to painted steel or a shingled roof if you choose, with the difference paid by you.

Head and seat cladding only

The roof survived but the aluminum wrap on the head and seat is dented. The coil is re-bent and re-installed to match the capping on the rest of the house.

Done with the main roof

When the house is being reroofed on the same claim, the bay roof is timed to it so the shingles and flashing match and tie together.

Hail Damaged Bay Window Roof — Shingles, Metal Hood, Head and Seat: questions, answered

Is a hail damaged bay window roof part of the roof claim or the window claim?

It can end up on either, and often ends up on neither. Your roofer's scope may cover only the main roof, and a window scope may cover only the glass and frames. Check both scopes for a bay roof line. If it is missing, it can be added with photos; ask your insurer how they want it submitted.

Can hail dents in a copper bay window roof be fixed?

Not well. Copper dents do not pop back out without leaving marks, and the patina will not match. Usually the hood is replaced to the old shape. Whether hail dents in metal count as covered damage is in your policy wording; some policies limit cosmetic damage to metal. Check your policy and ask your agent.

What is the head and seat of a bay window?

The head is the flat board above the window, under the little roof. The seat is the platform below the window, inside and out. On many homes both are wrapped in aluminum coil outside, and hail dents that coil the same way it dents capping on other windows.

Do you replace the bay window when you fix the roof over it?

Only if the units are damaged or you want them replaced. Most of the time the roof, flashing and cladding are repaired around the existing window. If the units have cracked glass or frames, they go on the same scope.

Why does my bay window leak after the roof was replaced?

Often the bay roof was left alone or patched, and the flashing where it meets the wall was caulked instead of tucked behind the siding. Water runs behind the siding and into the bay. The fix is to strip the bay roof and flash it into the wall properly.

Can a contractor pay my deductible on a bay window roof claim?

No. Minnesota law (Minn. Stat. 325E.66) bars a contractor from waiving, rebating or paying any part of your deductible, and JMB Builders does not do it.
