An ice dam is a ridge of ice at the roof edge that backs meltwater up under the shingles. Some of that water comes out inside the house. The rest runs down the back of the fascia and into the soffit, where it sits in the panels, soaks the frieze board and the sub-fascia, and freezes and thaws for weeks. By spring the soffit is stained, the aluminum or vinyl panels have dropped out of their channels, and the wood behind them is wet.
Repairing the soffit after an ice dam is trim carpentry: pull the damaged run of soffit and the F-channel, cut out the soft frieze and sub-fascia, let the sheathing edge dry or replace it, and put back vented soffit panels with new frieze and fascia trim. We do the eave; the shingles and the ice-and-water membrane under them belong to a roofing crew, and we tell you when what we find at the edge means the roof needs a look.
Ice dams are an attic problem showing up at the eave. Warm attic air melts the snow, and blocked soffit vents are part of why the attic is warm. When we replace the soffit we use vented panel and make sure the baffles behind it are open, so the repair also removes one of the reasons the dam formed. Insulation and air sealing in the attic are a separate job, and we will say so if that is what the house needs.

Situations and options
Soffit panels and channel only
The panels stained and dropped but the wood behind them dried out sound. We replace the run of panels and the F-channel with vented panel in the matching color and reset anything that pulled loose.
Soffit, frieze and fascia
The water got into the wood. We cut out the soft frieze and sub-fascia, replace it, put on new fascia trim, hang new vented soffit and reset the gutter on the new fascia.
Eave sheathing repair
When the roof edge sheathing is delaminated from weeks of ice, we replace the edge strip and the rafter tail ends before the trim goes back. We tell you if what we find means the roofing at the edge needs a roofer.
Vent the soffit while it is open
The old soffit was solid or the vents were painted shut. We install vented panel and open or add baffles above the top plate so the attic gets intake air, which is part of stopping the next dam.

How do I know if an ice dam damaged my soffit?
Look up at the eave in spring. Brown streaks on the soffit panels, panels that have dropped out of their channel or sag between nails, paint peeling on the fascia behind the gutter, and a musty smell at the top of the wall inside are the signs. A stain on the ceiling near an outside wall usually means the water got past the soffit into the wall too. Send a photo from below and one from across the yard.
Is ice dam soffit damage covered by insurance?
Ice dam damage is often on a homeowner's claim, but what is covered depends on your policy and the adjuster. We do not decide that. When there is a claim we replace the eave items on the scope, photograph the run before and after, and write our estimate line by line so it can be compared to the scope or submitted for anything the adjuster missed.
Can you repair just the damaged section of soffit?
Yes, when the color and profile of the existing panels can be matched, which is true for most white and brown aluminum and vinyl soffit. We replace the run that was damaged and tie into the sound panels on either side. When the old soffit is a discontinued color, or the whole side has been wet, replacing the side is the cleaner job.
Why did the ice dam damage the soffit and not the roof?
The water backed up under the shingles at the eave, but the ice-and-water membrane under them carried it back out to the edge. From there it ran down the back of the fascia and into the soffit, which is where it sat and did the damage. If the roof itself was leaking you would see it inside first. We check the edge sheathing when the soffit is off and tell you if the roofing needs a look.
Will replacing the soffit stop the ice dams?
Not by itself, but it helps. Ice dams form when the attic is warm enough to melt the snow above it, and blocked soffit vents are one reason attics run warm. New vented soffit with open baffles gives the attic intake air. The other half is insulation and air sealing in the attic, which is a separate job. We will say what the attic looks like when we have the soffit open.
When can ice dam soffit repair be done?
Once the ice is off the roof and the eave has had a chance to dry, so usually spring. Doing it while the dam is still there means wet wood under new trim. If a section of soffit is hanging and unsafe over a door or a walk, we can pull that section and cap the opening in winter and come back for the repair when it is dry.
