Backfill is the dirt that goes back into the over-dig around the foundation. Pushed in all at once, it settles for years, and the ground next to the house sinks until water runs toward the wall instead of away. The fix is simple: place it in layers and compact each one.
Heavy equipment is kept back from the walls while backfilling so the soil pressure does not push on a fresh foundation. Around the walls the drain tile is covered with stone first, then soil, taking care not to crush the tile or tear the membrane.
Final grade is the shape of the finished yard. It slopes away from the house on all sides, follows the drainage the site plan shows, and ends with topsoil spread so the lawn can be seeded or sodded.

How long it takes
Backfill on a typical house takes a day or two once the walls are ready. Final grade and topsoil follow when the exterior work around the house is done.

Why does backfill settle around a new house?
Soil pushed into the over-dig all at once is loose, and rain and frost pack it down over the next few years. The ground along the walls sinks and water starts running toward the basement. Placing backfill in layers and compacting each one reduces that settling a lot.
How much should the yard slope away from a new house?
The grade should fall away from the foundation on every side, and the building code sets a minimum slope for the first stretch of ground next to the walls. Your site or grading plan shows the finished elevations. Final grade is set to that plan and checked before the topsoil goes on.
When can a new foundation be backfilled?
After the walls have cured, the waterproofing and drain tile are on, and the inspections are done. On a basement, the floor framing is often in first so the wall is braced at the top. Backfilling too early can crack or push a wall.
Can the dirt from the basement dig be used for backfill?
Usually, when it is clean soil without big rocks, stumps or debris. Very wet or heavy clay may need to dry or be swapped for granular fill next to the walls. Topsoil is kept separate and saved for the final layer.
Do you put down seed or sod after final grading?
The grade is left with topsoil raked out and ready for seed or sod. Putting down seed or sod can be added to the quote, or you or your landscaper can do it. Either way the lawn goes on a grade that already drains away from the house.
My house is a few years old and the ground has sunk along the foundation. Can you fix it?
Yes. Fill is added along the walls, compacted, and graded so it slopes away again, then topsoil and seed or sod finish it. Check the downspouts at the same time so the water lands away from the house.
