Patio Door Replacement for an Airbnb or Lake Rental — Between Bookings
The slider at the lake place is dragging, the screen is torn again, and the next guests arrive Friday.

Patio door replacement at an Airbnb or lake rental is scheduled into a gap between bookings, done in one day without the owner on site, and ordered for guests rather than for you: a fiberglass or vinyl slider with a keyed lock, a tough screen, a glass package for the lake-facing sun and no parts a renter can break. JMB Builders handles it from the north metro to the lakes. Priced per door, with a reply within one business day.
- Priced per door, rental-grade unit included
- Scheduled into a booking gap, owner not needed on site
- Keyed lock, tough screen, lake-facing glass package

A rental patio door takes more use in a summer than a home door takes in five years. Guests slam it, lean on the screen, leave it open in a storm, and nobody oils the track. It is also the door everyone photographs, because it faces the lake. When it starts dragging, fogging or letting cold in, the question is not whether to replace it but how to do it without losing a booking and without you driving up to let someone in.
The scheduling is the first half. You send photos and the calendar gaps; we quote from the photos, order the door, and set the install for a turnover day or a two-night gap. A smart lock code or a lockbox gets us in, the cleaner comes after, and photos go to your job folder so you see the finished door the same day. The old unit leaves with us.
The door itself is the second half. For a rental, order for abuse: a fiberglass or vinyl frame in a color that hides marks, a keyed exterior lock so guests can lock up from the deck, a pet-grade or retractable screen so the next tear is years away, and tempered glass with a sun-control low-e on a lake-facing wall. Skip blinds between the glass if guests will not understand the slider, or include them if you are tired of replacing bent cordless blinds. We order from options such as Pella, Andersen, ProVia and MI.

What you supply
- Booking calendar gaps and the turnover routine so the install lands between guests
- Access: a smart lock code, lockbox, or a property manager contact
- Frame color and whether you want blinds between the glass, a keyed lock and a heavy or retractable screen
- Photos of the door inside and out, a close-up of the sill, and which direction it faces
- Paint color for the new casing if you want it painted — quoted as its own line
What JMB supplies
- Measurement of the opening and the order for a rental-grade slider with screen and hardware
- An install date set into your booking gap, with the house locked and clean when we leave
- Removal and haul-away of the old patio door, frame and torn screen
- Sill pan, flashing tape, backer rod, low-expansion foam and exterior sealant
- Subfloor or framing repair at the sill, common at lake doors, quoted from the photos
- Interior casing and exterior trim; the lock keyed and tested, screen set and latched
- Painting of the new casing when you want it, quoted as a separate line
- Photos of the finished door in your job folder the day it is installed, for your listing
How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Frame material: fiberglass holds up to guests and sun better than vinyl, at a higher price
- Two-panel vs three-panel, and the width of the lake-facing unit
- Glass package: sun-control low-e, tempered, triple pane for a shoulder-season rental
- Keyed exterior lock, pet-grade or retractable screen, blinds between the glass
- Rot at the subfloor or rim joist once the old door is out, common at lake doors
- Drive time to the lake and whether the install needs a second trip for trim
- Painting the new casing, quoted as a separate line
Send photos of the door inside and out, a close-up of the sill and the deck, and your next few booking gaps. The quote lists the door, the install and any sill repair as separate lines.
How long it takes
One two-panel slider in a sound opening: one day on site, scheduled into a booking gap. Sill rot adds hours. The door is ordered after the quote is approved, so pick a gap a few weeks out.

Situations and options
Guest-proof slider
Fiberglass or vinyl two-panel slider, dark or tan frame that hides marks, keyed exterior lock, heavy screen, tempered low-e glass. The door that takes a season of renters and still slides in October.
Lake-facing glass package
Sun-control low-e to cut glare and fading on the lake side, tempered as standard, and triple pane if the cabin rents into the cold months. Clear glass, no grilles, because the view is what the listing sells.
Blinds between the glass
Slats sealed inside the glass with a frame slider, so there are no cords to break and no blind to replace after each season. Costs more up front and saves the yearly blind run. Add a simple note card for guests.
Two or three doors, one gap
Lake homes often have a slider on each level or at each bedroom. Doing them together in one gap means one order, one trip and one color. See our multiple patio doors page for how that is priced.
Patio Door Replacement for an Airbnb or Lake Rental — Between Bookings: questions, answered
Can you replace a patio door at my rental without me there?
Yes. We quote from your photos, order the door, and set the install for a gap in your calendar. A smart lock code, a lockbox or a property manager lets us in; we lock up when we leave and send photos of the finished door to your job folder the same day. The old door and the debris leave with us so the cleaner finds a normal turnover.
How long is a rental patio door replacement?
One day for a two-panel slider in a sound opening. A one-night gap between check-out and check-in is tight but doable when the opening is sound; a two-night gap is comfortable and leaves room for sill repair if we find rot. The door is built to order, so the gap you pick needs to be a few weeks out from the quote.
What patio door holds up best to renters?
A fiberglass or vinyl slider with a keyed exterior lock, a heavy or retractable screen and tempered glass. Fiberglass takes slammed panels and sun without the frame moving; vinyl in white or tan is the budget version and does fine on a shaded side. Avoid anything with small parts a guest can snap off, and skip the fancy handle. The screen is the part that fails first, so order the tough one.
Should a rental patio door have a keyed lock?
Yes. A standard slider only locks from inside, so guests on the deck cannot lock the door behind them and the cleaner cannot check it from outside. A keyed exterior lock is an order option on most lines, or a keyed add-on loop lock. Keep the key on the same ring as the entry door or use a lock that matches your smart lock's backup key.
Does a lake-facing patio door need special glass?
It benefits from it. A lake-facing door usually faces south or west over open water with no shade, which fades floors and furniture and heats the room every afternoon. A sun-control low-e coating cuts that without a visible tint. Tempered glass is standard on every patio door. Triple pane makes sense if the cabin rents through fall and winter.
Do you work on rentals outside the Twin Cities?
Yes. We are based in Zimmerman and work across the north and central metro out to St. Cloud and the lake country in between. Send photos of the door, the sill and the deck, and your booking gaps, and we reply within one business day with a quote. If you want us to see it first, a free in-home estimate works around your guests the same way the install does.
