Custom built-ins in Buffalo, MN are window seats, entry lockers, bookcases and basement bars built on site and fitted to the room. JMB Builders builds them for lake homes on Buffalo Lake and Lake Pulaski, early-1900s houses in town and newer subdivision homes, stained to match old trim or painted. One price for the project, from photos or a free in-home estimate.

  • Priced per project
  • Scribed to the walls, screwed to the studs
  • PVC or painted wood where gear comes in wet

Lake homes on Buffalo Lake and Lake Pulaski tend to have their best windows facing the water, and that is where people want a window seat: a bench box with drawers under the window, cased so the seat and the window trim are one piece, and maybe shelves on both sides. The other lake-house ask is at the door people use most. Life jackets, towels and boots come in wet, so a locker wall there gets PVC or well-sealed painted wood at the bottom and a bench with an open slat shelf so things dry.

In the early-1900s homes in town, a built-in has to match stained casing and base, so we build those stain-grade and test the stain on an offcut. In the 1990s to 2010s neighborhoods it is mostly painted bookcase walls in an office or a lower-level family room, and the occasional dry bar with cabinets and open shelves.

Every piece is built on site: boxes leveled and screwed to the studs, scribed to the walls, a face frame across the bays, and shelves with a hardwood nosing. Finishing is quoted on its own line, paint or stain, or you can take it primed and caulked and do it yourself.

How it is priced: per project

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • How big the piece is, and how many drawers, doors and bays it has
  • Painted vs. stained to match older trim
  • PVC or sealed parts for a wet entry
  • Casing a window into a seat or bookcase
  • Counters, wine racks or a sink cabinet in a basement bar
  • Walls and floors that need heavy scribing

Send a straight-on photo with a tape across the wall or under the window, the ceiling height, and a close-up of the trim nearby.

How long it takes

A window seat or entry bench: one to two days. A bookcase wall or a basement bar: three to five days. Finishing after, on your schedule.

Custom Built-Ins in Buffalo, MN: questions, answered

How deep should a window seat be?

Deep enough to sit on with your back to the wall, which usually means about as deep as a kitchen counter, a little more with a cushion. The height is set so your feet reach the floor with the cushion on. We work it out from the window and the room, and mark it on the wall before building.

What holds up to wet towels and life jackets in an entry?

PVC for the bench bottom and lower parts, or wood that is primed and painted on every face including the back. A slatted shelf lets things drain and dry, and hooks are set so wet gear hangs off the wall. Plain MDF swells when it stays damp, so we keep it away from the wet zone.

How much do custom built-ins cost?

Built-ins are priced per project, from the size, the number of drawers and doors, the material and the finish. We do not post prices; a photo with a tape measure across the space gets a reply within one business day, and a free in-home estimate is available.

Can a built-in match the stained woodwork in an old house?

Usually. We build it in a hardwood close to the existing trim, size the base and crown to the room, and test the stain on an offcut before finishing. A photo of the trim in daylight helps us pick the wood.

Does a basement bar need a permit?

The cabinets and shelves alone usually do not. A sink, a drain or new outlets is plumbing and electrical work done by licensed trades and often needs a permit. We check with the City of Buffalo building department when a bar includes more than cabinets.

Do you build in Monticello and Delano too?

Yes. We are based in Zimmerman and build in Buffalo, Monticello, Delano and across the Twin Cities metro. Send a photo of the space and we reply within one business day; a free in-home estimate works too.
