Can I supply my own LVP for an investor flooring job?

Does the LVP install include baseboard and quarter round?

Yes. The existing base is reset or new base and shoe are installed, nail holes are filled and the joints caulked, ready for a paint touch-up. Transitions at doorways and flooring changes are part of the install too. Painting is a separate line if you want it done.

What order should the floor go in on a flip?

Paint walls and ceilings first, then flooring, then base and shoe, then the final trim touch-up. That way the floor is not dripped on and the base sits right on the finished floor. Cabinets usually go in before the floor on a flip, with the plank run to the toe kick.

Do I get a separate invoice for each investment property?

Yes. Each property gets its own quote and its own invoice with photos of the finished rooms. That keeps the flooring cost tied to the right address for your books.

Can LVP go over the old vinyl or tile in a flip house?

Sometimes. Flat, well-bonded sheet vinyl can often stay if the plank maker allows it. Cracked tile, cushioned vinyl and anything that raises the floor too high at the doors usually comes up. The call is made from the photos and noted on the quote.
