Walk-Up Apartment Window Replacement — 2- and 3-Story Buildings
Your building is a classic walk-up: one front door, one stair, units stacked two or three high, a tight lot and a street that fills up with parked cars.

Walk-up apartment window replacement on two- and three-story buildings with one shared stair: JMB Builders carries each window up the stair, sets upper-floor inserts from inside the unit where the opening allows, and plans a lift only where exterior work needs it. Stairwell windows get their own day and the stair stays passable. Twin Cities metro to St. Cloud, priced per unit; photo reply within one business day or a free in-home estimate.
- Priced per unit
- Upper floors set from inside where possible
- Stair kept passable every day

Walk-ups are a big share of older Twin Cities apartment buildings, and they have their own logistics. Every window, old and new, goes up and down one stair that residents also use. The lot is small, so the trailer, the windows waiting to go in and the old ones coming out need a planned spot.
Most upper-floor replacements can be done as inserts set from inside the unit: the sash and balances come out, the new window goes into the existing frame, and the exterior is capped. Where a frame is rotted or the exterior trim has to be replaced, the outside has to be reached, and a lift or staging is priced as its own line. The bid says which openings need it.
The stairwell windows are often the largest in the building and sit over the stairs. They get their own day, from a platform built over the steps, and glass near stairs often has to be safety glass; the building official decides. On upper floors with low sills, the building code generally calls for window opening control devices, and we order windows with them where the official requires.

Walk-Up Apartment Window Replacement — 2- and 3-Story Buildings: questions, answered
Can third-floor apartment windows be replaced from inside?
Often, yes. An insert window goes into the existing frame from inside the unit, and the exterior trim is capped. If the frame is rotted or the outside trim has to be replaced, the outside has to be reached, and that access is priced as its own line on the bid.
Do you need a lift to replace windows on a walk-up apartment?
Not for every opening. Many upper-floor windows go in from inside. A lift or staging is planned only for openings that need exterior work, and the bid shows which ones and what the access costs as a separate line.
How do you keep the stair open during the job?
Windows move up and down the stair outside the hours most residents leave and come home, the treads are covered, and nothing is stored on the stair. The stairwell windows get their own day, and the stair is passable at the end of it.
Do stairwell windows in an apartment building need safety glass?
Glass near stairs and landings often has to be safety glass under the building code. The building official decides for each opening, and we order tempered or laminated glass where it is required.
Do upper-floor apartment windows need limiters?
The building code generally calls for window opening control devices on upper-floor windows with low sills in apartment buildings, and they must still release for emergency escape. The building official decides; we order the windows with the devices where they are required.
Where does the trailer go on a walk-up with no parking lot?
We plan it with you during the walkthrough: a driveway, the back lot or the street. If the city needs a permit to use the street or a parking space, the owner or manager arranges it and we note it on the bid.
