Light Commercial Window and Door Replacement — Small Buildings

Your office, church or small commercial building has a handful of failing windows and a back door that will not close, and the big commercial glass companies are not interested in a job this size.

Light commercial window and door replacement is for small buildings: offices, churches, clinics and the upper floors of small retail buildings. JMB Builders replaces punched windows and steel or fiberglass doors with closers and hardware, priced per opening, after checking the city's commercial contractor and permit rules. Aluminum storefront and curtain wall are not in our scope. Twin Cities metro to St. Cloud. Send photos for a reply within one business day, or book a free in-home estimate.

  • Priced per opening, every window and door listed
  • Windows and steel or fiberglass doors
  • Storefront and curtain wall not quoted
Green-sided home front with a new bay window and entry

Small commercial buildings sit in a gap. The job is too small for a commercial glazing company and too commercial for a lot of home window companies. Most of these buildings have ordinary punched windows (single openings in a wood-framed, block or brick wall) and steel or fiberglass doors, and that is the work we quote.

We measure every opening, list each window and door on the quote with size, style and install method, and order them together. Doors get the frame, closer, latch and lock or exit hardware the opening calls for; exit doors in assembly spaces like a church hall often need panic hardware, and the building official decides. Aluminum storefront, curtain wall and high-rise work are glazing-contractor jobs, and we do not quote them.

Commercial buildings run on the commercial building code, and many cities require a commercial permit and sometimes their own contractor license; St. Cloud, for example, has a commercial contractor license. Before we bid, we check the city's contractor licensing and permit rules for that building. Work is scheduled around your hours, and every opening is closed and the building secured the same day.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of each window and door, inside and out, and a building address
  • Your hours, and which rooms or doors must stay usable
  • Your key system and any access-control vendor's contact
  • Any fire inspection or insurance orders that name the doors or windows
  • Approval from the building owner if you lease the space

What JMB supplies

  • The city's commercial contractor licensing and permit rules checked before we bid
  • An in-person measure of every opening
  • A quote by opening: each window and door with size, style and install method
  • Windows and doors ordered together through ABC Supply
  • Doors with frames, closers, latches and lock or exit hardware as the opening requires
  • Each opening closed and the building secured the same day; daily clean-up
  • Permit pulled when required; COI and W-9 on request

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Window type and size, and insert vs. full frame
  • Wall type: wood frame, block or brick
  • Steel or fiberglass door, single or pair, and glass
  • Closers, panic or exit hardware, and accessible hardware where required
  • Rated doors where the building official requires them
  • Upper-floor access and whether a lift is needed
  • City commercial license, permit and any plan review

Send a photo of each opening and the building's street address so we can check the city's rules. A visit to measure firms up the number.

How long it takes

Most small buildings take a few days once the windows and doors are on site, scheduled around your hours. Lead time depends on the brand and is written on the quote.

Light Commercial Window and Door Replacement — Small Buildings: questions, answered

Do you take small commercial window jobs?

Yes. JMB Builders replaces windows and steel or fiberglass doors in small commercial buildings such as offices, churches and clinics. Each opening is priced on its own line. We do not quote aluminum storefront, curtain wall or high-rise work.

Can a residential contractor work on a commercial building in Minnesota?

Minnesota has no state license for commercial general contracting; the state residential license covers buildings of one to four units. Many cities have their own commercial contractor license and permit rules. Before we bid, we check the city's rules for that building and get what it requires.

Do church exit doors need panic hardware?

Often. Exit doors from assembly spaces generally need panic or fire exit hardware under the building code, depending on the room's use and occupant load. The building official decides for your building, and we order the door and hardware to match.

Can you replace a commercial steel door and frame?

Yes. An insulated steel or fiberglass door in a new frame, set with a sill pan and flashing at exterior doors, with a closer, latch and lock or exit hardware. Rated doors are ordered to the label the building official requires.

Can the work be done after business hours?

Often. Window swaps can be done a room at a time during the day, and doors can be scheduled early or on a closed day. Every opening is closed and the building locked before we leave.

Do you replace storefront glass?

No. Aluminum storefront frames and glass are glazing-contractor work, and JMB Builders does not quote them. We quote punched windows and steel or fiberglass doors in the rest of the building.
