Fire inspection door corrections for an apartment building: JMB Builders takes the inspector's list and works it door by door - closers adjusted or replaced, latches and strikes fixed, hold-opens and wedges removed, gaps and damaged doors addressed, and doors with missing labels replaced with rated doors. Each door is a line on the quote with what it needs. Twin Cities metro to St. Cloud, priced per door.
- Priced per door, one line per item on the list
- Adjust or repair first where that fixes it
- Rated doors ordered where a door must be replaced

Fire door items on an inspection report fall into two groups. Most are hardware: a closer that leaks or will not pull the door shut, a latch that does not catch, a strike knocked out of line, a hold-open hook or a wedge. Those are fixed on the door that is there. The second group is the door itself: a label painted over, missing or never there, a hole cut for a pet door or a lock, a door cut short, or a slab swapped for an unrated one. Those usually need a rated door.
We read the list against the doors before we quote. Each door gets a line saying what we will do and why: adjust the closer, replace the closer, fix the latch, re-hang, or replace the door. Where a gap or a label question is beyond what a repair can answer, the quote says the door will be replaced, and the inspector has the final word on what passes.
We work the list in the order of your deadline. Each finished door is photographed closed and latched, labels included, so you can send the inspector a door-by-door record before the reinspection. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Adjustment vs. a new closer or latch
- Doors that need a rated replacement door or frame
- Through-bolting closers on hollow metal doors
- How many items and doors are on the list
- The reinspection deadline and after-hours access
Send the report and a photo of each door named on it. We reply within one business day, and the free walkthrough confirms each line.
How long it takes
Adjustments and closer swaps: typically under an hour or two per door. Doors that need a rated replacement wait on the order; that lead time is on the quote.

Situations and options
Self-closing and latching
The most common items. Closers adjusted or replaced, spring hinges reset, latches and strikes lined up so the door closes and catches from fully open.
Hold-opens and wedges
Hooks, kick-down stops and magnets that are not tied to the fire alarm are removed and the holes filled. Alarm-released hold-opens belong to your fire alarm company.
Gaps and damaged doors
A door that rubs or has an oversized gap is re-hung where the hinges allow. A door cut short, holed or delaminated usually needs a rated replacement.
Missing or painted-over labels
We look for the label first. A label that is gone cannot be added back in the field, so the usual fix is a labelled door, and the frame too if it has no label.
Fire Inspection Door Corrections for Apartment Buildings: questions, answered
What do fire inspectors usually write up on apartment doors?
The usual items are corridor and stair doors that do not self-close or latch, closers removed or leaking, doors propped with wedges or hooks, damaged doors, and missing labels. Your report lists the exact items for your building. We quote each one as its own line.
Can a self closing door correction be done without replacing the door?
Often, yes. If the door is labelled and sound, adjusting or replacing the closer and lining up the latch usually closes the item. We only quote a new door when the door itself is the problem.
What happens when a fire door has no label?
A label cannot be put back on in the field by a carpenter. The usual correction is a new labelled door, and a labelled frame if the frame has none either. The inspector decides what is acceptable for your building.
How fast can fire door corrections be done before a reinspection?
Hardware items are usually done in one or two visits once scheduled. Doors that need a rated replacement are made to order, so tell us the reinspection date up front; we reply within one business day and say plainly what can be done by then.
Do you deal with the fire marshal for us?
The correction order is yours, and the inspector deals with you. We give you a door-by-door record with photos to send in, and we can be there at the reinspection if you want someone on site to answer questions about the work.
Can you fix the magnetic hold-opens on our corridor doors?
Magnetic hold-opens tied to the fire alarm are the fire alarm company's equipment, wired by a licensed electrician or that company. We fix the door, hinges, closer and latch so the door closes and latches when the magnet releases.
