The board has brochures and two quotes. Before it signs for every unit, it wants to stand in a finished unit and see the windows, the trim and how long it took.

Sample unit window installation, apartment buildings: one or two units get the new windows first so the owner or board sees the product, color, trim detail and real install time before ordering the rest. JMB Builders measures the whole building, installs the sample units, then adjusts the spec and schedule before the full order. Twin Cities metro to St. Cloud, priced per unit. - One or two sample units first
- Product, trim and timing seen in place
- Spec adjusted before the full order

A sample unit, sometimes called a mock-up or pilot unit, is the cheapest way to catch a mistake that would otherwise be repeated in every unit. The interior color looks different against the building's walls. The exterior capping detail does not suit the siding. The grilles look busier than the drawing. A unit takes longer than planned because the sills are rotted under the old frames.
We pick one or two units that represent the building, ideally one typical unit and one with the hardest openings. The windows for those units are ordered first and installed with the trim and capping the bid calls for. The owner, manager or board walks them, and anyone who will approve the full order can see the result inside and out.
What we learn goes back into the bid: spec changes, trim details, and the real days per unit. Then the rest of the building is measured, if it has not been already, and ordered as one package so colors and glass match. Two orders means two lead times, so the sample adds time to the start; it usually saves more than that on a building-wide order.

How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Number and type of openings in the sample units
- Two separate orders and deliveries instead of one
- Trim and capping details tried on the samples
- Changes to the spec after the samples are seen
- The window line and glass package
Sample units are priced on the bid as their own line, so the board can see what the trial costs before it approves it.
How long it takes
Sample units: their own lead time, which depends on the brand and is written on the quote, then typically one to two working days per unit. The full order follows approval with its own lead time.

Sample Unit Window Installation, Apartment Buildings — Try It First: questions, answered
What is a sample unit for apartment window replacement?
One or two units that get the new windows first, with the full trim and capping detail. The owner or board sees the finished result in place before ordering the rest of the building.
Is a mock-up unit worth it for a small apartment building?
It is most useful when the spec is new, a board has to approve it, or the building has unknowns like rotted sills. On a small building with a spec the owner already uses elsewhere, it may only add time.
Does a test unit slow down the full window order?
Yes, by one extra lead time plus the install and review. It can save time later by catching a color, trim or rot problem before it is repeated in every unit.
Which units should be the pilot units?
One typical unit and one with the hardest openings, such as a corner unit or one with a patio door. A vacant unit is easiest to work in and to show.
Can we compare two window brands in sample units?
Yes. One sample unit can get each line, priced side by side on the bid. The board then picks one spec for the building.
Is the sample unit priced differently from the rest?
It is its own line on the bid, because it is ordered and delivered separately. The bid shows what it costs before you approve it.
