Apartment Window Locks and Hardware — Fixed Across Every Unit
Windows across the building will not lock, cranks spin without opening the sash, and the rental inspection list keeps growing one unit at a time.

Apartment window locks and hardware wear out long before the frames: sash locks that will not catch, stripped crank operators, cracked keepers and broken tilt latches. JMB Builders surveys every unit, identifies the window maker, orders the parts by building and replaces them in one pass across the Twin Cities metro to St. Cloud. Priced per opening. Photo reply within one business day, or a free walkthrough.
- Priced per opening, surveyed unit by unit
- Parts ordered once for the building
- Repair or replace, decided by opening

A window that will not lock is a security complaint, a draft and often an inspection item. Most of the time the frame and glass are fine and the hardware is worn: a cam lock with a broken spring, a keeper that cracked or shifted, a casement operator with stripped gears, a tilt latch that snapped. Fixing them one work order at a time means a trip, a guess at the part and another trip.
The better way is a building pass. We walk every unit, read the maker's label or the stamping on the spacer and hardware, photograph each worn part and build one parts list by unit. Parts are ordered once, then installed in one visit per unit. Locks and keepers are aligned so the sash pulls tight to the weatherstrip.
Some windows are not worth it. When the maker is gone and no matching part is made, the frame is rotted, or the glass is fogged, the survey says so by opening, and replacement is priced next to repair. Before we bid, we check the city's contractor licensing and permit rules for that building.

What you supply
- The list of units and any open work orders on windows
- Tenant notice and unit access for the survey and the repair visit
- Your rental inspection list, if one prompted the work
- Approval of the repair-or-replace call by opening
What JMB supplies
- A survey of every window in every unit, with photos
- The window maker identified from labels or hardware stamping
- One parts list by unit and opening, ordered once
- Sash locks, keepers, crank operators, handles and tilt latches replaced
- Locks aligned so the sash pulls tight to the weatherstrip
- Replacement priced next to repair where parts are not made
- Certificate of insurance and W-9 on request
How it is priced: per opening
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Number of units and openings with worn hardware
- Whether parts are still made by the window maker
- Single-point locks versus multipoint casement locks
- Crank operators and hinges on casements and awnings
- Screens, balances or weatherstrip added in the same visit
- Units that need more than one visit for access
Send a photo of the worn lock or operator, the label on the window frame or the spacer between the panes, and the number of units.
How long it takes
The survey comes first, unit by unit. Parts lead time depends on the maker and is written on the quote; the aim is one repair visit per unit once parts arrive.

Apartment Window Locks and Hardware — Fixed Across Every Unit: questions, answered
Can you replace window locks in every unit of an apartment building?
Yes. We survey every unit, identify the window maker and the exact lock, order the parts for the building at once, and replace them unit by unit in one pass. Each lock and keeper is aligned so the sash pulls tight when it is locked.
How do you know which window hardware to order?
We read the maker's label on the frame, the stamping on the glass spacer or on the hardware itself, and photograph the part. Most window makers sell replacement locks, keepers and operators for their current lines. For discontinued lines a matching aftermarket part is often available.
Should we repair the window hardware or replace the windows?
Repair when the frame, glass and sash are sound and the parts are made. Replace when no matching part exists, the frame is rotted, the glass is fogged or the sash no longer seals. The survey makes that call by opening so the owner can approve each one.
Why will a casement window in a rental unit not crank open?
Usually the gears in the crank operator are stripped or the arm has come off its track on the sash. A new operator of the same type fixes it. If the sash is bound by a sagging hinge, the hinge is replaced too.
Can a broken window latch fail a rental inspection?
It can. Inspectors in many cities look for windows that lock and open as designed. Fixing the latches across the building at once clears the item in every unit instead of one at a time.
Do you fix window balances and screens in the same visit?
Yes, if they are on the survey. Balances, screens and weatherstrip are added to the same parts list so each unit is visited once.
