For apartment rental inspection window and door repairs, send the city's correction order and JMB Builders prices each window and door line by its order number: broken glass, bedroom windows that will not open, missing locks, unit doors that do not self-close and latch, torn screens. We schedule to the compliance date and photograph each fix. Five-plus unit buildings, Twin Cities to St. Cloud, priced per opening. - Priced per opening, by order line
- Scheduled to the compliance date
- Photo of each fix keyed to the order

Cities that license rental housing inspect apartment buildings on a cycle and after complaints. On a five-plus unit building the order gets long fast, and windows and doors are a big share of it: cracked or broken glass, bedroom windows painted shut or blocked, sash locks missing, screens torn or gone, patio doors that do not lock, unit entry doors that do not close and latch on their own, closers leaking or missing.
We work the order by line number. Each window and door item gets a price and a fix, and the bid is laid out the same way the order is, so you can see the total for each unit and each line. Many items are repairs: new glass, a sash lock, a balance, a rescreen, a closer adjustment. Some need a new unit: a bedroom window that cannot meet the escape-opening rules as it is, or a door too damaged to latch.
Unit entry doors off a corridor are often fire-rated assemblies: a labelled door and frame, a closer and a positive latch. Repairs on those keep the parts rated, and the building official decides what passes. Items that belong to an electrician, plumber or alarm company are marked so you can schedule them for the same window.

How it is priced: per opening
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Number of window and door lines across how many units
- Repair vs. a new window or door on each line
- Fire-rated door parts where a corridor door is a rated assembly
- Bedroom windows that need replacement to meet escape-opening rules
- Lead time on glass or special-order parts vs. the compliance date
- Units that need a second visit for access
Send a photo of every page of the order and a few photos of the worst items. Lines that need ordered parts are flagged against the deadline.
How long it takes
Repair lines: usually one pass through the building. New glass, windows or doors wait on lead time, written on the quote; if that runs past the deadline, we tell you right away.

Apartment Rental Inspection Window and Door Repairs by Order Line: questions, answered
Can you fix the window and door items on an apartment rental inspection order?
Yes. We price and fix each window and door line by its order number: glass, locks, screens, balances, bedroom windows that do not open, patio door locks, and unit doors that do not close and latch. Each fix is photographed against its line for your file.
What window and door items do rental inspectors usually cite in apartment buildings?
Broken or cracked glass, windows painted shut, missing sash locks, torn or missing screens, bedroom windows that do not open fully, patio doors that do not lock, and unit entry doors that do not self-close and latch. The exact rules come from the city's housing code.
What if a part will not arrive before the compliance date?
We tell you as soon as we see it, with the order date and lead time. Many owners show the city the signed order and ask for an extension. Whether the city grants one is up to the city.
Are apartment unit entry doors fire-rated?
Often, when they open onto a shared corridor. A rated assembly is a labelled door and frame with a closer and a latch that catches every time. Repairs keep the parts rated, and the building official decides what passes.
Is this different from rental inspection repairs on a house or duplex?
The items look similar, but a building of five or more units falls under the commercial building code, corridor doors are often rated, and the order covers many units. The bid and the photos are organized by unit and order line to match.
Do you handle the electrical and plumbing lines on the order?
Those belong to a licensed electrician or plumber. We mark them on the list the day we see the order so you can schedule them alongside our work.
