Apartment water damage door and trim repair is the rebuild after a burst pipe or sprinkler discharge runs through several units: swollen interior and entry doors, delaminated casing, wet base and the cut drywall the mitigation company left. JMB Builders rebuilds it unit by unit once the drying is signed off, with one line per unit the adjuster can follow. Twin Cities metro to St. Cloud, priced per unit. Photo reply within one business day, or a free walkthrough.
- Priced per unit, one line set per unit
- Doors, casing, base and drywall after drying
- Starts once dry readings are signed off

Water moving down an apartment stack does the same damage in every unit it passes. Hollow-core and particleboard-core doors swell at the bottom edge and stop latching. MDF casing and base wick water and split at the joints. The mitigation company cuts the drywall a foot or two up the wall to dry the cavity. Each unit ends up with the same list, in a slightly different size.
So the rebuild is written per unit. Each unit gets its own lines: which doors are replaced or trimmed and refit, how many feet of casing and base, which walls get drywall hung and finished. The owner's adjuster can match each line to a unit and to the mitigation report. Entry doors off a corridor are often fire-rated assemblies; a swollen rated door is replaced with the same kind of door and frame, and the building official decides what is required.
We start after the plumber or fire-sprinkler contractor has fixed the source and the mitigation company has signed off on dry readings. Closing a wall that is still wet is how mold starts. Base and casing are matched to the building's profile where it is still made, and new trim goes in primed, filled and caulked. Painting is quoted as a separate line, or the owner's painter finishes it.

How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Number of units the water reached
- Doors per unit replaced versus refit
- Whether entry doors are fire-rated assemblies
- Feet of casing and base, and whether the profile is still made
- Height of the drywall cut and number of walls
- Painting as its own line, or left primed and caulked
Send the mitigation report or moisture map and photos of the doors, trim and cut walls in each unit. We reply within one business day.
How long it takes
Once the scope is approved and the drying is signed off: typically one to two working days per unit, plus drywall finishing time between coats.

Situations and options
Pipe burst on one stack
Usually the same units on each floor, with damage worst at the bottom. Each unit's lines are similar, so the order and the work move quickly floor by floor.
Sprinkler discharge
A head that went off floods the unit and the corridor. The sprinkler is reset by a fire-protection contractor first; then doors, trim and drywall in the unit and corridor are rebuilt.
Leak found late
A slow leak behind a wall shows up as a swollen door jamb or a stained base. The mitigation company opens and dries it, and the rebuild follows the same per-unit lines.
Apartment Water Damage Door and Trim Repair, Unit by Unit: questions, answered
Can a swollen apartment door be fixed or does it need replacing?
A solid wood door that swelled slightly may dry and be trimmed and refit. Hollow-core and particleboard-core doors that swelled at the bottom usually do not come back and are replaced. Each door is written as refit or replace on the scope.
When can trim and doors be replaced after water damage in apartments?
After the source is fixed and the mitigation company has signed off on dry readings in each unit. Closing up a wall or trimming a jamb that is still wet traps moisture. We start each unit once its readings are signed off.
Are water-damaged unit entry doors replaced with regular doors?
Not when they are rated. Unit entry doors off a corridor are often fire-rated assemblies with a labelled door and frame, a closer and a latch. We replace like with like, and the building official decides what is required.
How do you price water damage repairs across several apartment units?
Per unit. Each unit gets its own lines for doors, casing, base and drywall, so the owner's adjuster can match the scope to the mitigation report unit by unit. What moves the price is the number of doors, feet of trim and the height of the drywall cut.
Do you match the existing trim profile in an apartment building?
Where the building's base and casing profile is still made, yes. Where it is not, we show the owner the closest stock profile before ordering, and the owner decides whether to change it room by room or for the whole unit.
Who pays for water damage repairs in an apartment building?
That depends on the building owner's policy and, for tenant belongings, the tenants' own policies. The owner files and deals with the insurer; we document and repair. Check your policy and ask your agent.
