The storm broke windows on two buildings and a patio door on the third floor.

An apartment emergency board up closes every broken window and patio door across the property so units stay dry and locked until the repair. The owner or manager calls or texts with the address and a count; JMB Builders photographs each opening, sheets it, and invoices one line per opening for the claim. Twin Cities metro to St. Cloud. The permanent repair is quoted separately: photos get a reply within one business day, or book a free walkthrough.
- Priced per opening boarded
- Every opening photographed before it is covered
- Invoice by unit and opening, ready for the claim

On an apartment property the board-up is not one window. It is a list: which buildings, which units, which windows and doors, which ones can be reached from the ground and which only from inside. The owner or manager calls or texts with the address and the count, and we tell you what we can get to and when. We do not promise a response time we cannot keep.
Every opening is photographed wide and close before it is covered, with the unit and window number in the file name. Loose glass is removed and bagged. Ground-floor and reachable windows are sheeted from outside with plywood clamped or screwed to the frame; upper-floor windows with no outside access are sheeted from inside and sealed with plastic on the glass side. Patio doors get a full sheet on a cleat frame so the track is not damaged. A unit door that will not latch is screwed shut and sheeted, or fitted with a temporary latch.
The board-up invoice is one line per opening, grouped by unit, so the owner can send it to the insurer right away. The owner files the claim. The permanent repair is a separate scope written after the walk. Certificates of insurance and a W-9 are available on request.

- Glass and debris to clear before covering
- Patio doors and unit doors that need a cleat frame or temporary latch
- Night, weekend or holiday call-outs
- Travel to the property
Call or text the address and a count of open windows and doors by building. We tell you what we can get to and when.
How long it takes

Apartment Emergency Board Up — Securing Units After a Storm: questions, answered
Who should call for an apartment emergency board up, the tenant or the owner?
The owner or the property manager. They authorize the work, let us into units and send tenant notices. A tenant who calls us is asked to contact the office first.
Does the building's insurance pay for boarding up apartment windows?
Many property policies expect the owner to protect the building from further damage and treat reasonable board-up costs as part of the claim, but that depends on the policy. Check your policy and ask your agent. Our invoice is one line per opening so it is easy to submit.
Should I photograph broken apartment windows before they are boarded?
Yes. Wide shots of each wall, then each broken window close with something for scale. We photograph every opening again before covering it and name the files by unit, but your first photos are the earliest record.
Can you board up a third-floor apartment window?
Yes. Where the outside cannot be reached safely, the window is sheeted from inside the unit and the glass side is sealed with plastic. It keeps the weather out and the unit usable until the repair.
Are you available 24/7 for apartment board-up?
We do not advertise round-the-clock service. Call or text with the address and a count of openings, and we tell you what we can get to and when.
What happens after the apartment windows are boarded up?
The owner files the claim. We walk the property, write a scope by unit and opening, meet the adjuster if the owner wants us there, and quote the permanent repair as its own job. The board-up comes off as each window is replaced.
