A rock through a ground-floor window, a break-in through a patio-level unit, or a mover's dolly through the glass.

Apartment broken window repair for owners and managers starts with a board-up, then the right fix for that opening: a new sealed glass unit, a new sash, or the whole window when the frame is cracked. JMB Builders handles vandalism, break-ins and accidents across the Twin Cities metro and north to St. Cloud, photographing each window first for a police report or claim. Priced per opening. Send photos for a reply within one business day, or book a free estimate.
- Priced per opening
- Board-up, then glass, sash or whole window
- Photos first for the police report or claim

A broken apartment window has two jobs: closed now, fixed right later. The board-up comes first: loose glass removed and bagged, the opening sheeted from outside where we can reach it, from inside on upper floors. Before anything is covered, the window is photographed wide and close so the owner has it for the police report or a claim.
Then the repair, and which one depends on what broke. Most broken panes in modern windows are a sealed glass unit that can be ordered to size and set into the existing sash or frame. Where the sash is cracked or the window type does not take a new glass unit, the sash is ordered from the maker if that line is still made. Where the frame split or a pry bar bent it, the whole window is replaced. Glass near doors, near floors and in wet areas is often required to be safety glass, and the new unit is ordered that way.
Glass and sashes are made to order, so the wait is the order, not the install. We do not promise same-day glass. Before we take on window work in a building of five or more units, we check the city's contractor licensing and permit rules for that building. Certificates of insurance and a W-9 are available on request.

What you supply
- The unit number and which window, with photos inside and out if you can
- Access to the unit and notice to the tenant
- A police report number if it was a break-in or vandalism
- The window brand label or sticker if you can find it on the frame
What JMB supplies
- Board-up of the opening, loose glass removed and bagged
- Wide and close photos of the damage before it is covered
- A measure and identification of the window: glass unit, sash or whole window
- Safety glass ordered where the location calls for it
- The repair installed and the board-up removed the same visit
- Repeat vandalism logged by unit and window for the owner's records
How it is priced: per opening
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Glass unit only, sash, or whole window
- Window size, glass type and whether safety glass is required
- Ground floor versus upper floor and how the outside is reached
- Board-up needed before the repair
- Whether the window line is still made
- Several windows in one visit versus one at a time
Send a photo of the broken window from inside and outside and a photo of any label on the frame. We reply within one business day.
How long it takes
Board-up: as soon as the schedule allows; call or text and we tell you when. The repair waits on the made-to-order glass or sash, then takes an hour or two per window; a whole window a few hours.

Apartment Broken Window Repair — Glass, Sash or Whole Window: questions, answered
Can you replace just the broken glass in an apartment window?
Usually, yes. Most modern windows take a new sealed glass unit ordered to size and set into the existing sash or frame. Where the sash is cracked or the window does not take a new glass unit, the sash or the whole window is replaced instead.
How fast can a broken apartment window be fixed?
The board-up is scheduled as soon as we can get there; call or text and we tell you when. The permanent repair waits on the glass or sash, which is made to order. We do not promise same-day glass.
Who pays to fix a window a tenant broke?
That depends on the lease, the cause and the owner's policy. The owner decides whether to charge the tenant, file a claim or pay it. We give the owner photos and a line-item invoice per window either way. For lease or legal questions, ask your attorney; for coverage, ask your agent.
Does a replacement apartment window need safety glass?
Often, yes, for glass in or near doors, large panes low to the floor and glass in wet areas. The building code generally requires safety glass in those spots. We order the replacement to suit the location.
Should I report a broken apartment window to the police first?
If it was vandalism or a break-in, a police report helps with any claim and with tracking repeat damage. Photograph the window before it is boarded. We take our own photos too and keep them in the job folder.
Do you fix broken windows in several units at once?
Yes. After a vandalism spree or a storm, every broken window is boarded, measured and listed by unit, then the glass or sashes go on one order and are installed in one or two visits.
