Apartment utility room door replacement covers boiler, mechanical, laundry and trash room doors. These are frequently fire-rated assemblies, so JMB Builders reads the labels, orders a door and frame to the rating the building official requires, and sets it with a closer and latch. Louvers go in only where the spec allows. Priced per door, Twin Cities metro to St. Cloud. Send photos for a reply within one business day, or book a free in-home estimate.
- Priced per door
- Rated doors and frames ordered to the label
- Closers and latches set so doors self-close

The back-of-house doors in an apartment building take more abuse than any unit door: carts, laundry baskets, trash bins and the heat and moisture of a boiler room. They are also the doors most likely to be fire-rated. Boiler and mechanical rooms, trash rooms and rooms opening onto exit stairs or corridors are often separated with rated walls, and the door and frame are part of that separation.
A rated opening is a set: a labelled door, a labelled frame, a closer and a latch that holds it shut. Swapping a rated door for a plain steel or wood door, or cutting a vent into it, generally breaks the rating. We read the labels on the existing door and frame, note what is there, and order a replacement to the rating the building official requires. When a label is missing or painted over, the building official decides what goes back.
Louvers are the question that comes up most in boiler and laundry rooms. Combustion air and dryer makeup air are set by the mechanical code and a licensed HVAC contractor. We put a louver in a door only when the spec calls for it and the door is built or listed for it. Before we bid work in a building of five or more units, we check the city's contractor licensing and permit rules for that building.

What you supply
- A list of the doors and photos of each door, frame and any labels on the edge or hinge side
- Any fire inspection or rental inspection orders that name these doors
- Your key system or core type for the new locks
- Whether a licensed HVAC contractor has said the room needs a louvered door or a separate air opening
- Access to the rooms and a contact on site
What JMB supplies
- Labels on the existing doors and frames read and photographed
- Replacement doors and frames ordered to the rating required, or non-rated where none is
- Slab hung in a sound labelled frame, or a new frame set where the old one is rusted or bent
- A closer and latching hardware on every door that has to self-close
- Louvered doors only where the spec calls for them and the door is built for it
- Old doors hauled away; photos of each finished door for your file
- Permit pulled when the city requires one; COI and W-9 on request
How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Rated vs. non-rated door, and the rating level
- Slab only in a sound frame vs. a new frame in masonry or steel stud walls
- Single or pair of doors, and the opening size
- Closer, latch and lock hardware grade and your key system
- Rust or water damage at the frame bottom
- Louvers or glass kits, where the spec allows them
- Painting of new doors and frames, quoted as its own line
Send a photo of each door from both sides and a close-up of any labels. A walkthrough confirms what each opening needs.
How long it takes
Most single doors: half a day to a day each once the door is on site; a set of building doors is done in one or two trips. Lead time for rated doors depends on the maker and is written on the quote.

Apartment Utility Room Door Replacement — Boiler, Laundry, Trash: questions, answered
Does a boiler room door have to be a fire door?
Often, yes. Boiler and mechanical rooms in apartment buildings are commonly separated by rated walls, and the door and frame are part of that rating. The building code generally sets the requirement, and the building official decides for your building. We read the existing labels and order what is required.
Can you add a vent or louver to a mechanical room door?
Only where the spec calls for it and the door is built or listed for it. Cutting a louver into a rated door generally breaks its rating. Combustion air for a boiler is set by the mechanical code and a licensed HVAC contractor, and we build the door to what they specify.
What kind of door goes on an apartment laundry room?
Usually an insulated or solid steel door in a steel frame, with a closer and latch, because laundry rooms see carts and moisture. If the laundry room opens onto a corridor or exit stair, the door may need to be rated. The building official decides, and we order to that.
The fire inspector says our trash room door has to close by itself. Can you fix that?
Yes. Sometimes a new closer and latch adjustment is enough; if the door or frame is damaged, we replace it to the required rating with a closer that pulls it shut and latches every time. The inspector re-checks it.
Can you replace just the door and keep the old steel frame?
Often, if the frame is labelled, square and not rusted through at the bottom. A new labelled slab is hung in it with matching hinge and latch preps. Where the frame is bent or rotted, it is replaced too.
Can the door have a window in it?
Only with a glass kit and fire-rated glazing listed for that door, when the door is rated. On non-rated doors any vision lite is fine. Glass in a door is safety glass either way.
