Apartment Fire Damage Window and Door Replacement

A fire in one unit broke the windows, took the entry door and left smoke through the next units.

Apartment fire damage window and door replacement covers the openings in the burned unit and the ones next to it: board-up first, then heat-cracked or warped windows, the unit entry door and frame, and smoke-damaged trim and interior doors. JMB Builders checks each opening, writes a line-item scope for the owner's adjuster and replaces after the cleanup. Twin Cities metro to St. Cloud, priced per project. Photo reply within one business day, or a free walkthrough.

  • Board-up, windows, unit door, trim and doors
  • Rated unit doors replaced like for like
  • Each opening written up for the owner's adjuster

A unit fire leaves the openings in three states. In the burned unit, glass is broken or heat-cracked, vinyl frames are warped, and the entry door may have been forced by the fire department. In the units next to it and above it, windows may be fine but trim and interior doors carry smoke. In the corridor, the door that held the fire back may need to be replaced with the same kind of door.

Unit entry doors off a shared corridor are often fire-rated assemblies: a labelled door, a labelled frame, a closer and a latching lockset. A plain residential slab in that frame is not a fix. We read the labels on the existing door and frame, write the replacement as the same kind of assembly, and the building official decides what is required on that building. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building, and we pull the permit.

The order of work is set by the cleanup. A restoration or mitigation company cleans, removes what cannot be saved and dries the unit; wiring is checked and repaired by a licensed electrician. Then we replace the windows, doors and trim. The owner files with their insurer; we document, meet the adjuster and do the work. Painting is quoted as a separate line, or left primed and caulked.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Access to the unit and the units around it, and tenant notices
  • The claim number and the adjuster's contact
  • The restoration company's contact and their schedule
  • The building's door hardware and keying standard

What JMB supplies

  • Board-up of broken windows and the entry door, photographed first
  • A check of each window and door in the burned and adjacent units: glass, seal, frame, operation, smoke
  • A line-item scope by unit and by opening for the adjuster
  • Replacement windows measured in person and ordered as one package
  • Unit entry door and frame replaced as the same kind of assembly the labels show
  • Interior doors, casing and base replaced where smoke or heat ruined them
  • A certificate of insurance and a W-9 on request

How it is priced: per project

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • How many units and openings were affected
  • Whether the unit entry door is a rated assembly with a labelled frame, closer and latch
  • Windows replaced versus cleaned, opening by opening
  • Interior doors and trim replaced versus cleaned and painted
  • Framing damage behind the openings
  • Painting as its own line, or left primed and caulked
  • Permit and city requirements

Send photos of each window and door in the burned unit and the units next to it, inside and out, and the door and frame labels if you can see them. We reply within one business day.

How long it takes

Board-up: as soon as the schedule allows. The rest starts after the cleanup and the claim approval. Windows and rated doors are made to order; lead time depends on the brand and is written on the quote.

Apartment Fire Damage Window and Door Replacement: questions, answered

Does an apartment unit door have to be fire-rated after a fire?

Unit entry doors off a shared corridor are often fire-rated assemblies, with a labelled door and frame, a closer and a latching lockset. The building official decides what is required on that building. We read the existing labels and replace like with like.

Do all the windows in a fire-damaged apartment need replacing?

Not always. Each window is checked for cracked glass, failed seals, warped frames and operation, and written as replace or clean. Windows in the units next door often only need cleaning, but heat on the outside wall can warp vinyl two units away, so they all get checked.

When can windows and doors go back in after an apartment fire?

After the restoration company has cleaned and removed what cannot be saved, the wiring has been checked by a licensed electrician, and the owner's claim is approved. Broken windows and the entry door are boarded right away so the unit is closed while that happens.

Who deals with the insurance company after a fire in a rental unit?

The building owner files on the building's policy and deals with the insurer. Tenants' belongings are on their own renter's policies. We document the openings and meet the adjuster; we do not handle or negotiate the claim. Check your policy and ask your agent.

Do you replace smoke-damaged trim and interior doors in apartments?

Yes. Casing, base and interior doors that cannot be cleaned are replaced to match the unit, primed, filled and caulked. Painting is quoted as a separate line, or the owner's painter finishes it.

Is a permit needed to rebuild windows and doors after an apartment fire?

Usually, yes. Fire rebuilds in buildings of five or more units fall under the commercial building code and the city's permit rules. We check the city's licensing and permit rules before we bid and pull the permit.
