Replace Windows After a House Fire — Heat, Smoke and Melted Vinyl
The fire was in the kitchen, or in the garage next door. The windows nearest it are cracked and sagging; the ones across the house look fine but smell of smoke.

To replace windows after a house fire, each opening gets its own answer: heat-cracked glass, melted or warped vinyl, seals failed from heat, or smoke only. JMB Builders checks every window for glass, seal, frame and operation, writes which need replacing and which may clean up, and puts that on a line-item scope for your adjuster. Includes heat from a fire next door. Twin Cities metro. Priced per window.
- Every window checked: glass, seal, frame, operation
- Replace or clean, written opening by opening
- Neighbor fires: heat-warped vinyl documented

Windows take a fire in three ways. Heat cracks glass, sometimes from across a room. Heat softens vinyl, so frames sag, sashes bind and corners open, and a vinyl window can warp from the radiant heat of a garage or house burning next door without any flame touching it. And smoke coats everything, including the inside of the frame, the weatherstrip and the space between a sash and its jamb.
Not every window in a fire house needs replacing, and not every one can be saved. We go window by window: is the glass cracked or crazed, has the seal between panes failed so it fogs, is the frame warped or the sash binding, are the weatherstrip and balances melted, is it just soot. Heat-damaged units are replaced. Units with only smoke on sound glass and frames may clean up, and that is usually the fire restoration company's cleaning call, made before we write them off. Each decision goes on the scope with photos.
Fire windows go in with the rebuild, not before it. The restoration company cleans and removes what cannot be saved first, framing is repaired, and then the openings are measured once and ordered once so the house matches. You file and deal with your insurer, and if the fire was next door, whose insurance applies is a question for your agent. Minnesota law (Minn. Stat. 325E.66) bars a contractor from waiving, rebating or paying your deductible, and we do not.

How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- How many windows are heat-damaged versus smoke-only
- Whether framing around an opening was charred and repaired first
- Insert into a sound frame or full-frame replacement
- Window size, type and glass
- Interior trim and drywall around the opening replaced with the window
- Siding, brick or stucco around exterior work on the fire side
Send photos of each window on the fire side and a few from the far side of the house. We reply within one business day, or book a free in-home estimate.
How long it takes
Window walk-through: one visit. Install: after the cleanup and framing, once the order arrives; lead time depends on the brand and is written on the quote.

Replace Windows After a House Fire — Heat, Smoke and Melted Vinyl: questions, answered
Do all the windows have to be replaced after a house fire?
No. Windows that were heated enough to crack glass, fail seals, warp frames or melt weatherstrip are replaced. Windows with only smoke on sound glass and frames may clean up. Each window is checked and the decision written on the scope with a photo.
Can heat crack windows without the fire reaching them?
Yes. Glass can crack from heat across a room, and from the radiant heat of a fire outside. The edge of the glass is held cool in the frame while the middle heats, and that difference cracks it. Cracked glass near a fire is fire damage even if no flame touched it.
My vinyl windows warped from a fire next door. Who pays?
Whose insurance applies is a question for your agent; it depends on the policies and how the fire started. The repair is the same either way. We document each warped window with photos and write the scope for whichever insurer handles it.
Can smoke damaged windows be cleaned instead of replaced?
Often, when the glass, seal and frame are sound and the damage is soot and odor only. The fire restoration company usually makes the cleaning call. If cleaning leaves odor in the frame or weatherstrip, or the seal fogs later, that is noted for a supplement.
When are windows replaced in a fire rebuild?
After the cleanup and any framing repair around the openings, and before drywall and trim are finished. Openings are measured once when they are ready, and the windows are ordered as one package so the house matches.
Can a contractor pay my deductible on a fire claim?
No. Minnesota law bars a contractor from waiving, rebating or paying any part of your insurance deductible, and JMB Builders does not. That applies to fire claims the same as storm claims.
