A farmhouse that has settled for a hundred years: no two windows the same size, none of them square, and cold air coming from inside the walls.

Old farmhouse window replacement deals with what a century does to a house: openings out of square, sash-weight windows, and balloon framing with open stud bays. JMB Builders measures each opening, sizes the windows to fit, installs full-frame where needed with careful shimming, blocks open stud bays, insulates the weight pockets and trims each window. Rural homes across central Minnesota and the Twin Cities area. Priced per window, quoted from photos, reply within one business day.
- Priced per window, windows supplied
- Openings shimmed plumb, level and square
- Weight pockets insulated, open bays blocked

Old farmhouses were built by eye and have moved since. Openings are out of square and out of level, and no two windows on a wall are the same size. Most have wood double hungs on cords and weights, some with storms, some patched with whatever was handy over the years.
Many were balloon framed: the wall studs run from the foundation to the roof without a plate at the second floor, so each stud bay is an open channel from the basement to the attic. When the old frame comes out, that open bay is right beside the window. We add blocking where the bay is exposed so it is closed at the opening, and fill the weight pockets with insulation.
Out-of-square openings are why farmhouse windows are measured one by one. The new window is sized to fit the opening, and where the frame is rotted or badly racked it goes in full-frame, shimmed plumb, level and square so the sashes work, then foamed, flashed and trimmed. If the job needs a permit, we pull it.

How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- How far each opening is out of square and how much reframing that takes
- Insert vs. full-frame on each opening
- Rot in sills, jack studs and sheathing found when the old windows come out
- Exterior: wood clapboard, aluminum or vinyl siding
- Interior plaster or lath and whether the original casing is reused
- Travel distance, second-story access and how many windows in the job
Send a photo of each window with a tape measure across it if you can. It shows us early which openings are far out of square.
How long it takes
Most farmhouse windows: two to four a day, fewer where openings need reframing. Every opening is closed up at the end of the day.

Situations and options
Full-frame in a racked opening
Old frame out to the studs, opening squared with shims or new framing, new window set plumb and level, flashed and trimmed. The usual farmhouse install.
Insert in a sound frame
Where the old frame is solid and close to square. The new window sets inside it and the casing stays. Works on some openings, not most.
Keep the old casing
Wide farmhouse casing pulled carefully, labeled and put back after a full-frame install, or matched where it splits.
Old Farmhouse Window Replacement — Out-of-Square Openings Set Right: questions, answered
Can new windows fit out-of-square farmhouse openings?
Yes. Each opening is measured on its own and the window sized to fit. On a full-frame install the window is shimmed plumb, level and square inside the opening, even when the opening is not, and the gap is foamed and trimmed so it does not show.
What is balloon framing and why does it matter for windows?
In a balloon-framed house the studs run from the foundation to the roof, so each stud bay is an open channel through both floors. When an old window frame comes out, that bay is exposed. We add blocking where it is open at the window and insulate around it.
Insert or full-frame windows for an old farmhouse?
Mostly full-frame, because old farmhouse frames are often rotted or racked. An insert works in a frame that is solid and close to square. We decide opening by opening at the measure.
Do you replace windows at rural farmhouses?
Yes, across the Twin Cities area and central Minnesota toward St. Cloud. Send the address with your photos and we confirm it is in range.
Can the original farmhouse trim be reused?
Often. The casing is pulled carefully and labeled so it goes back where it came from. Pieces that split are matched with new stock. Painting is quoted as a separate line, or leave it primed and caulked and paint it yourself.
