Storm Damaged Window Repair in St. Michael, MN

The ground-floor windows are easy to check after a storm. On a St. Michael two-story, the upper windows that took the worst of it are the ones nobody looks at closely.

Storm damaged window repair in St. Michael, MN, covers the hail and wind damage these 1995–2010 two-stories and splits take, upper-floor windows included. JMB Builders photographs every hit from a ladder where needed, lists glass, sash, screen or whole unit, meets your adjuster if you ask, and makes the approved repairs. Filing the claim and dealing with the insurer stay with you. Priced per window, quoted from photos or a visit.

Hail and straight-line wind come through Wright County most summers, the same as the rest of Minnesota. On a two-story, the upper windows stand higher and more exposed, and hail marks on a second-floor sill or sash corner cannot be seen from the yard. An adjuster on the ground can miss them too. We go up and photograph each window on the storm side from close range, with a tape or coin in the frame for scale.

These houses typically have vinyl or builder-grade wood windows, and the damage looks different on each. Vinyl shows dents and hairline splits on the sill and cracks at the sash corners. Wood windows show crushed paint and dented cladding, and a hard hit can split a glazing bead. On casements, a gust can wrench an open sash and bend its operator arm. Each item goes on the list as glass, sash, hardware, screen or whole unit.

You file the claim and talk to your insurance company. We provide the photos and a line-item scope, meet the adjuster if you want us there, and repair what is approved. Minnesota law bars a contractor from waiving, rebating or paying any part of your deductible, and JMB Builders does not. What your policy covers, and by when, is between you and your insurer, so check your policy and ask your agent.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Date of the storm and any photos from that day
  • Claim number and approved scope from your adjuster
  • Access inside to each upstairs window, and to the yard for ladders
  • Labels or paperwork for the windows if you have them

What JMB supplies

  • Close-up photos of every hit window, upper floor included, with a scale reference
  • Line-item list by window: glass, sash, operator or hardware, screen, or whole unit
  • Meeting your adjuster at the house when you want us there
  • Replacement glass units, sashes, operators and screens ordered to the label
  • Full-unit replacement with sill pan, flashing, foam and sealant where the frame is split
  • Temporary board-up of a broken pane until parts arrive

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Glass, sash, hardware, screen or whole window for each opening
  • Upper-floor windows that need ladders or staging
  • Vinyl vs. clad wood windows, and whether parts are still made
  • Interior trim disturbed by a full-unit replacement
  • Upgrades beyond the approved like-for-like scope, paid by you

Photos from inside of each upstairs window, showing the label if there is one, help us order the right parts.

How long it takes

Parts are made to order, so the wait is mostly the order. Glass and sash swaps: several in a day once parts arrive. A full unit on the second floor: about half a day or a bit more.

Storm Damaged Window Repair in St. Michael, MN: questions, answered

How do I check my second-floor windows for hail damage?

From inside, open each window and look at the outside of the sill and the bottom of the sash for chips, dents and splits. Look at the glass with light coming across it for small star cracks, and check the screen for tears. Photograph what you find with a coin next to it. For the outside faces you cannot reach, we check from a ladder.

Will you meet the adjuster at my St. Michael house?

Yes, when you want us there. We walk the windows with the adjuster using the same photos and list you have, including the upstairs windows. You remain the one who files the claim and talks to your insurer about coverage.

My casement window will not close after a windstorm. Is that storm damage?

It can be. A gust that catches an open casement can bend the operator arm, crack the hinge track or rack the sash. We photograph the bent part, list it, and order the hardware or sash by the label code. If the frame itself is twisted, the whole unit may need replacing.

Does Minnesota let a contractor pay my insurance deductible?

No. Minnesota law bars a contractor from waiving, rebating or paying any part of your deductible, and JMB Builders does not. The deductible is part of what you pay for the repair.

My windows fogged before the storm. Can they go on the claim?

Fog that was there before the storm is wear from age, not storm damage, and should not be on the claim. We note those windows separately and can quote replacing them on their own. A window that fogged right after a hard hail strike is a different case; ask your insurer about it.

How long do I have to report storm damage to my windows?

That depends on your policy, and policies differ. Check your policy and ask your agent about the deadline. Reporting soon and keeping photos from the storm date makes the claim easier either way.
