Patio door replacement in Otsego, MN, where most homes went up after 1995: we replace the original builder slider or the walkout basement door, measure and order the new door, repair any soft subfloor at the sill, set it in a sill pan with flashing, adjust the panel and screen, and trim it. JMB Builders works out of Zimmerman and installed in Otsego in May 2026. Priced per door.
- Priced per door, door included
- Main-level and walkout doors
- Sill pan and flashing on every door

Otsego's early-2000s homes are hitting the age where the first patio door gives out. It is usually a builder-grade vinyl slider, and the failures are predictable: rollers wear and the panel drags, the interlock stops sealing, and the insulated glass fogs between the panes. Some of those doors were also set in a hurry when the house went up, without a sill pan, and the subfloor in front of them is starting to stain.
Walkout lots are common here, which means two patio doors on one house: one on the main level to the deck and one in the walkout basement. The lower door sits closest to grade and takes splash, snow and wind from the open field behind it. We look at the grade and the drainage at that door, not only the door.
We measure, order the door through ABC Supply and leave the old one in place until the new one is on site. Most cities treat a same-size swap differently from a resized opening; we check with the City of Otsego building department and pull a permit when the work needs one.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Main-level door to a deck vs. a walkout door near grade
- Sliding vs. hinged, and the width of the opening
- Glass options and blinds between the glass
- Soft subfloor or rim once the old door is out
- Drywall-return openings vs. openings with wood casing
- Painting the trim, as its own line
If you want both the main-level and walkout doors done, send photos of both; doing them together saves a trip.
How long it takes
One patio door: about a day. Two on the same house can usually be done in two days. The doors are ordered after you approve the quote.

Situations and options
Main-level slider to the deck
The original builder slider comes out and a new one goes in the same opening, set in a pan so water from the deck stays outside.
Walkout basement door
The door closest to grade. We check the slope and drainage outside it along with the sill, and replace the door with a pan and flashing that shed water away.
Slider to hinged door
Some owners swap a slider for a hinged patio door at the same time. It needs swing room inside; we check that before ordering.
Patio Door Replacement in Otsego, MN — Deck and Walkout Doors: questions, answered
Do you replace patio doors in Otsego, MN?
Yes. JMB Builders is based in Zimmerman and works in Otsego often; we installed there in May 2026. We measure, order the door, install and trim it. Photos get a reply within one business day; a free in-home estimate is the other option.
My house is from the early 2000s. Is it normal for the patio door to fail already?
Yes. Builder-grade sliders from that era are wearing out now: rollers flatten, the interlock stops sealing and the glass seals fail. If the glass has fogged or the floor in front of the door is stained, replacement is usually the right call.
Why is the floor stained in front of my sliding door?
Water is getting under the sill, usually because the door was set without a sill pan or the caulk underneath has failed. It soaks into the subfloor over time. We replace any soft wood before the new door goes in and set it in a pan.
Can you replace the walkout basement door at the same time?
Yes, and it saves a trip. The walkout door gets the same pan and flashing, and we also look at the grade outside it, since that door sits closest to the ground.
Do I need a permit to replace a patio door in Otsego?
A same-size replacement and a resized opening are treated differently by most cities. We check with the City of Otsego building department before we start and pull a permit when one is required.
Do you replace patio doors in St. Michael and Albertville?
Yes. We work in St. Michael, Albertville, Elk River and Monticello. Many homes there are the same age as Otsego's and have the same builder sliders.
