Entry door replacement in Coon Rapids, MN covers the front door and the garage service door on the city's 1960s–80s ramblers and split-levels. JMB Builders of Zimmerman measures the opening, orders the prehung door, repairs rot at the sill, sets the unit in a sill pan with flashing and trims it inside and out. Priced per door. Photos of the door get a reply within one business day, or we can set up a free in-home estimate.

  • Priced per door, door included
  • Front doors and garage service doors
  • Sill and jamb rot repaired first

Most Coon Rapids houses went up between the 1960s and the 1980s. Plenty of them still have the original entry door, or a 1990s slab hung in the old frame. On a rambler the front door usually sits under a short overhang with a concrete step right below the threshold, so rain and melting snow land on the sill every season. On a split-level the door opens onto a small landing between two half-flights, and the swing has to clear the railing.

The sill is where these doors give out. Older units went in without a sill pan, and water that ran under the threshold for decades leaves the jamb feet, the sill plate and the subfloor soft. A new slab in that frame leaks the same way. We pull the whole unit, cut out the rot, rebuild the opening, and set the new prehung door on a pan with flashing tape lapped over it.

The side door from the garage to the yard gets the same treatment. It is often the most neglected door on the house, and it is easy to do at the same visit. We work in Coon Rapids along with Blaine, Anoka and Andover, and doors are ordered through ABC Supply in the size, swing and style you pick.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your pick of door: steel or fiberglass, solid or glass, color and swing
  • Lockset and deadbolt finish, or hardware you already own
  • Photos of the door from both sides and a close-up of the threshold
  • Paint color if you want the door or casing painted, quoted as its own line

What JMB supplies

  • Measurement of the opening and the order for a prehung unit with the right jamb width
  • Removal and haul-away of the old door, frame and trim
  • Rot repair at the sill plate, jamb feet or subfloor, quoted from the photos
  • Sill pan, flashing tape, low-expansion foam, shims and sealant
  • Brickmould or exterior trim and interior casing to suit the house
  • Lockset, deadbolt and weatherstrip adjusted so the door latches and seals
  • A permit when the opening is resized and the City of Coon Rapids requires one
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • The door itself: steel or fiberglass, glass lites, factory finish or primed
  • A front entry door vs. a plain garage service door
  • How much rot is under the old threshold once the unit is out
  • The siding at the opening: vinyl, lap siding or brick
  • A same-size replacement vs. resizing the opening
  • Hardware: a basic lockset, a handle set or a smart lock
  • Painting the door and trim, quoted as a separate line

Send a photo of the door from inside and out, the threshold up close, and the step or landing in front of it.

How long it takes

One door in a sound opening: about a day on site. Rot repair adds time. The door is ordered after you approve the quote, and the lead time depends on the door.

Situations and options

Rambler front door

Usually under a short overhang with the step close below the threshold. We check the gap between step and sill and seal the joint so water drains away from the bottom of the door.

Split-level front door

The door lands on a small entry between two half-flights. We check the swing against the landing and the railing and order the handing so the door clears both.

Garage-to-yard service door

A plain steel or fiberglass door on the side of the garage. These rot at the bottom of the frame like front doors do, and they can be replaced on the same visit.

Entry Door Replacement in Coon Rapids, MN: questions, answered

Why is the floor soft under my front door in Coon Rapids?

Doors from the 1960s through the 1980s were rarely set on a sill pan. Water that gets under the threshold soaks into the sill plate and subfloor and has nowhere to drain. When we pull the old door we cut out the soft wood, replace it, and set the new door on a pan so it stays dry.

Do I need a permit to replace an entry door in Coon Rapids?

Whether a same-size swap needs one is up to the city, so we check with the City of Coon Rapids building department for each job and pull the permit when it is required. Widening the opening or adding a sidelite changes the framing, and most cities want a permit for that.

Can you replace the door between my garage and backyard at the same time?

Yes. A garage service door is measured, ordered and installed the same way as a front door, with rot repair, a sill pan and flashing. Doing both on one visit keeps it to one trip and one quote.

Should a Coon Rapids front door be steel or fiberglass?

Both are insulated prehung units and both work here. Steel is a solid choice for a painted front door or a service door, but it dents. Fiberglass holds up better on a door that takes full afternoon sun and can be smooth for paint or textured for stain.

Do you replace entry doors in Blaine and Anoka too?

Yes. JMB Builders is based in Zimmerman and works across Anoka County, including Coon Rapids, Blaine, Anoka and Andover, plus the rest of the Twin Cities metro. The process and the way the door is priced are the same in each city.

How do I get a price on a new entry door in Coon Rapids?

Text or email a shot of each side of the door plus the sill up close, and we reply within one business day. Or book a free in-home estimate. Either way, the opening is measured in person before any door is ordered.
