Most houses in Rogers went up from the late 1990s on, and a lot of them were built with unfinished basements and small hopper windows set high in the wall. Twenty-some years in, those basements are being finished for a bedroom, an office that may become a bedroom, or a guest room. A bedroom down there needs an egress window, and the hopper the builder put in is almost never big enough.
In homes this age the foundation is usually poured concrete, sometimes block, and the wall is tall enough that the window sits well below grade. That means a real dig outside and a well deep enough that it may need steps or a ladder. We look at the wall, the grade and what sits on that side of the house before we pick the spot. A deck, the AC condenser or a gas meter often decides which window gets enlarged.
Most cities require a permit to cut a foundation wall. We check with the City of Rogers building department for this job and pull it, so the window is inspected and the bedroom counts when you sell.

How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Enlarging the existing hopper opening vs. cutting a new one in solid wall
- Poured wall vs. block, and how deep below grade the cut sits
- Well depth and type, and whether it needs steps, a ladder or a cover
- What is over the dig: a deck, patio, AC unit, landscaping or sprinkler lines
- Interior finish: wall still open, or drywall already hung around the window
- Permit fees set by the city
Send a photo of the wall from inside, the same spot from outside, and a rough sketch of where the bedroom walls will go.
How long it takes
One egress window: usually two to three days from dig to trim, plus the wait for the city inspection. The wall is closed up the day it is cut.

Situations and options
Before the basement is finished
The easiest time. Framing is open, the window can be centered in the future room, and the drywall crew wraps the returns. Tell us your framing plan so the opening lands where the wall layout wants it.
Into a finished basement
The drywall and carpet around the spot are protected, a section of drywall comes out for the cut, and the inside is patched and trimmed afterward. It takes more care, not a different window.
Casement or slider
A casement opens its full width, so it reaches the code opening with a smaller cut. A slider opens half, so the cut is wider. Most basement bedrooms here get a casement.
Egress Window Installation in Rogers, MN: questions, answered
Do I need a permit for an egress window in Rogers, MN?
Most cities require a building permit to cut a new or larger opening in a foundation wall, and egress windows are inspected. We check with the City of Rogers building department for your address and pull the permit as part of the job. The city's permit fee is listed separately on your quote.
Can you put an egress window in a newer Rogers home with a poured basement wall?
Yes. Poured walls are cut with a wet saw from both sides and the piece comes out in sections. Most Rogers homes from the late 1990s on have poured or block foundations, and both cut cleanly. A header is set over the opening when the wall needs one.
Should the egress window go in before or after we finish the basement?
Before is easier and usually costs less, because the framing is open and nothing finished has to be protected or patched. If the basement is already finished, it can still be done; we open the drywall around the spot and trim and patch it afterward.
How deep will the window well be on a Rogers basement?
That depends on how far below grade the basement floor sits on that side of the house. Full-depth basements usually need a deep well, and a well past a certain depth needs a ladder or steps built in. We measure it at the site check and quote the well that fits.
Will an egress window flood my basement?
Not when the well is built right. The well is anchored to the foundation and set on a bed of drainage gravel so water soaks down instead of pooling against the glass. The window is set in a sill pan and flashed, and the yard is graded away from the well when it is backfilled. A cover that opens from inside keeps snow and leaves out.
Can my basement bedroom be listed as a bedroom without an egress window?
Generally no. A sleeping room in a basement needs an emergency escape opening to code, and buyers' inspectors look for it. An egress window that was permitted and inspected is the record that the room qualifies.
