Egress window installation in East Bethel, MN: JMB Builders cuts a new or larger opening in the basement wall, sets a header where needed, installs the window and well, backfills, and trims the inside to match the room, including basements their owners finished themselves. We check with the City of East Bethel and pull the permit. Priced per window, quoted from photos or at a free in-home estimate.

  • Priced per window, window and well included
  • Owner-finished basements welcome
  • Permit pulled with the city
Pair of white-trimmed slider windows in a finished gray basement room

A lot of East Bethel houses were built or finished by their owners, and the basement is where that shows. A room got framed, carpeted and called a bedroom, but the window stayed the small one that came with the foundation. That matters when a family sleeps down there, and again when the house is sold, because a room without an egress opening is not listed as a bedroom.

The houses here are mostly 1970s–2000s ramblers, split-levels and walkouts. A split-level's lower level sits partly above grade, so the cut is shorter and the well shallower. A rambler on a full basement needs a deeper cut and a well with a ladder or steps. Either way, the old window may be a first-generation aluminum or wood unit, and it comes out with the concrete.

In a finished room the inside is part of the job: the wall is opened around the cut, insulated, and closed back up with drywall returns or wood jamb extensions and casing that match the rest of the room. Most cities require a permit to cut a foundation wall; we check with the City of East Bethel building department, pull it and schedule the inspection. We have installed in East Bethel this year, about half an hour from Zimmerman.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Which room gets the window, and anything stored against that wall moved out
  • Your choice of casement or slider, color and well style
  • Leftover trim or paint from when the basement was finished, if you have it
  • A path across the yard for the dig and the concrete coming out

What JMB supplies

  • Site check inside and out, including what is in the finished wall at the cut
  • Permit application and inspection with the City of East Bethel
  • Utility locate, excavation, wet-saw cut and concrete haul-away
  • Header over the opening where the wall needs one, engineer-sized when required
  • The egress window on a treated buck, sill pan, flashing, foam and sealant
  • Well anchored on drainage gravel, backfilled and graded
  • Finished wall opened and closed back up: insulation, drywall returns or jamb extensions, casing
  • Photos of the finished window and well in your job folder

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Enlarging the existing window vs. cutting a new opening in solid wall
  • Split-level lower level vs. a full rambler basement, and how deep the well is
  • Block vs. poured wall
  • A finished wall to open and close vs. a bare foundation
  • Matching owner-installed trim or drywall finish in the room
  • Well style and a ladder or steps for a deep well
  • Anything over the dig: a deck, steps, landscaping or a propane line

Send photos of the room, the wall from inside and outside, and say whether the wall is finished. A photo of the existing window label helps too.

How long it takes

One egress window: usually two to three days from dig to trim, plus inspection timing. A finished wall to open and close adds about a day. The opening is closed in at the end of the cutting day.

Situations and options

Split-level lower level

The lower level sits partly out of the ground, so the cut is shorter and the well shallow. Often the least digging of any egress job.

Rambler full basement

The window goes deeper below grade, the well is larger, and a ladder or steps go in so someone can climb out. Most of the work is the dig and the cut.

Owner-finished room

The finished wall is opened around the cut, insulated, and closed with drywall returns or wood extensions and casing, matched to the room as closely as the original finish allows.

Egress Window Installation in East Bethel, MN: questions, answered

Can you add an egress window to a basement bedroom that is already finished?

Yes. We open the drywall around the cut, protect the floor and the room, cut the foundation from outside and inside, and close it back up with insulation, drywall returns or wood jamb extensions, and casing. Painting is quoted as a separate line, or leave it primed and caulked and paint it yourself.

Does a basement bedroom need an egress window if I sell my East Bethel house?

A basement room is only counted as a bedroom when it has an emergency escape opening that meets code. Without one, buyers and appraisers see it as a bonus room. Adding the window, with a permit and inspection, gives you the record that it was done to code.

Is an egress window easier on a split-level than a rambler?

Usually. A split-level's lower level is partly above grade, so less concrete is cut and the well is shallower. A rambler's full basement needs a deeper cut and a bigger well with a ladder or steps.

Do I need a permit for an egress window in East Bethel?

Most cities require a permit to cut a new or larger opening in a foundation wall. We check with the City of East Bethel building department, apply for it and schedule the inspection. The fee is a line on the quote.

What happens to the old aluminum basement window?

It comes out with the concrete when the opening is cut bigger, and it is hauled away. If other basement windows are the same age, we can quote replacing them at the same time so the basement matches.

Do you install egress windows near East Bethel, like in Oak Grove or Ham Lake?

Yes. Oak Grove, Ham Lake, Andover and Blaine are all on our regular north-metro routes. We check with whichever city your house is in for the permit before cutting.
