Your house has eight or ten windows, not thirty. You still want them measured right, matched, and done without the job dragging on.

Small house window replacement is the whole-house job made short: six to twelve windows measured in person, ordered together so color and glass match, and priced per opening on a line-item quote. Most small houses install in a few working days. JMB Builders replaces windows in small houses and cottages across the Twin Cities metro and north to St. Cloud. - Priced per opening, every window listed
- Every opening measured in person first
- One order so color and glass match

A small house is the easiest whole-house window job to get right and the easiest to get wrong on the details. Easy because there are few openings: a living room window, a kitchen window over the sink, two or three bedrooms, a bath and maybe a basement unit or two. Wrong because small houses tend to have one or two odd ones, like a tiny bath window with obscure glass or a kitchen unit that sits tight against the cabinets, and those are the ones that get guessed at.
So it runs the same way a big house does, just shorter. Every opening is measured in person before anything is ordered. All the windows go on one order so the frame color and glass are the same in every room. The quote lists each window on its own line, so you can see what the bath window costs next to the living room unit and decide if any of them should wait.
On install days we work one room at a time: the old window comes out only when its new one is on site, and every opening is set, sealed and closed before we leave. Drop cloths go down on the floor under each window and furniture is moved back or covered. You have one number to call, JMB, from the measure to the last trim nail.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.
What you supply
- One photo of each window from inside, labeled by room, plus a few of the outside
- Frame color, glass and grille choices, made before the order goes in
- Small items moved off sills and out of the way of each window
- Paint color for new trim — Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.
What JMB supplies
- An in-person measure of every opening before ordering
- A line-item quote: each window with style, size, install method and trim
- The windows on one order, bought through ABC Supply
- Removal and haul-away of the old windows
- Sill pan, flashing, low-expansion foam and sealant at each opening
- Interior stops or casing and exterior capping or trim as quoted
- Floor protection under each window and cleanup each day
- Permits when the job needs them, and photos in your job folder
How it is priced: per opening
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Window count and the mix of styles: sliders, double-hungs, casements, a picture unit
- Insert into the old frame or full frame, opening by opening
- Brand, frame material, color and glass package
- Obscure glass in a bath, tempered glass where code calls for it
- Siding, stucco or brick around the openings
- Interior trim: new stops, new casing or drywall returns
- Rot found under sills once the old windows are out
Label photos by room (Bath, Kitchen, Bed 1). The fixed parts of the job, the measure, delivery and setup, are spread over fewer windows than a big house.
How long it takes
Lead time depends on the brand and is written on the quote. Once the windows arrive, six to twelve inserts usually install in a few working days; full frame takes longer.
How your project works
- 1
Photos or a free in-home estimate
Send a labeled photo of each window for a reply within one business day, or have us out for a free in-home estimate. Either way you get a first number by opening.
- 2
Measure every opening
Each window is measured in person, inside and out, before anything is ordered. This is when the tight kitchen unit or the soft sill shows up.
- 3
Pick finishes, then one order
You decide frame color, glass and grilles before the order. All the windows go in on one order so they match room to room.
- 4
Install room by room
One room at a time, floors covered, each opening closed by the end of the day. A small house is usually a few working days start to finish.
- 5
Walkthrough and photos
We operate and lock every sash with you, finish any punch items, and put photos of each window in your job folder.
Small House Window Replacement — Under 12 Windows, One Short Job: questions, answered
Will a window contractor replace windows in a small house?
Yes. JMB Builders replaces windows in small houses, cottages and one-bedroom homes the same way as a large house: every opening measured, one order, a line per window. A short list of windows is not a reason to skip the measure or the matching.
How long does it take to replace all the windows in a small house?
Once the windows are on site, six to twelve inserts usually go in over a few working days. Full frame installs, where the old frame and exterior trim come out, take longer. The window lead time depends on the brand and is written on the quote.
Is it worth doing every window in a small house at once?
Usually yes. The measure, the delivery and the setup happen once, and every window comes from the same order so the color and glass match. If the budget does not reach, the quote lists each window so you can move one or two to later without re-quoting the house.
How is a small house window replacement priced?
Per opening. Each window is its own line on the quote with style, size, install method, glass and trim. There are no dollar figures on this site, but the quote shows exactly what each window costs, so it compares easily with any other bid.
What about the small bathroom window in a cottage?
It gets measured and quoted like the rest, usually with obscure or frosted glass, and tempered glass if it sits near the tub or shower where code requires it. Small windows near wet areas are often where the old sill has rotted, so we check it at the measure.
Do I need to move furniture for window replacement in a small house?
Move small things off the sills and clear a few feet in front of each window if you can. We cover floors and nearby furniture and move larger pieces back with you. In small rooms we may finish one window before starting the next so the room stays usable.
