Replace Windows in an Inherited House — Sell, Rent or Keep

Mom's house, or Grandpa's: original windows, a sticking back door, and three siblings in three states trying to decide what to do with it.

Reply within one business day. Or call / text 763-204-2099.

To replace windows in an inherited house, start with a line-item quote by opening that the heirs can read from anywhere: what each window and door needs, priced per opening, so you can choose all, some or none based on selling, renting or keeping. JMB Builders works by lockbox with photo updates across the Twin Cities and north to St. Cloud. Photo reply within one business day, or a free in-home estimate.

  • Quote by opening the whole family can read
  • Lockbox access, photo updates, no one on site
  • One decision-maker named for the job

An inherited house usually comes with old windows and doors and a family that has not decided yet. Sell it as is, fix it up and sell, rent it out, or move in. Each of those wants a different amount of window work, and nobody wants to spend money on the wrong plan.

So the first thing we give you is a list, not a pitch. Every window and exterior door is looked at and written up by opening: what it is, what shape it is in, and what replacing it involves. Each line is priced on its own. A family that is selling might do only the front and the failed ones. A family that is renting might do the bedrooms and the doors that lock badly. A family keeping it might do everything. Sometimes a repair is enough, and we will tell you.

Most heirs do not live next door. We can work by lockbox, send photos of each opening before and after, and keep one person in the family as the contact who approves the quote and pays by check or direct deposit. Who has authority to sign for the estate, and how the cost is shared or counted, are questions for the estate's attorney or tax adviser, not for us.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • One family member or the personal representative as the contact who signs
  • Access: a lockbox code or someone to let us in for the measure and install days
  • Your plan, or the options you are weighing (sell, rent, keep)
  • Utilities left on so we can work with lights and power
  • Paint or stain color if you want it: painting is quoted as a separate line, or leave it primed and caulked

What JMB supplies

  • A walk-through of every window and exterior door, photographed by opening
  • A line-item quote by opening that can be shared with the whole family
  • Notes on which openings are failing now and which can wait
  • One order for whatever you choose, so colors and glass match
  • Install with the house closed and locked every night, floors and anything left inside covered
  • Before-and-after photos in your job folder for owners who are not on site
  • A permit pulled when the city requires one, and haul-away

How it is priced: per project

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • How many windows and doors the family decides to replace
  • Insert or full frame, based on the condition of the old frames
  • Rot at sills and door thresholds in a house that sat or had deferred upkeep
  • Brand and line: a rental-grade vinyl line vs. a higher line for a house you keep
  • Furniture and belongings still in the rooms that have to be moved back from the windows
  • Siding, stucco or brick around the openings

If the house is being cleared out, tell us the date. Measuring and installing in empty rooms is simpler.

How long it takes

Lead time depends on the brand and is written on the quote. Installing goes faster in an empty house; a typical house takes several working days for every window.

How your project works

  1. 1

Send photos, get a written quote

Send three photos of the space and a sentence about what you want. You get a clear, itemized reply within one business day. Prefer a look in person? A free in-home estimate is always an option.

  2. 2

Pick materials, or bring your own

We help you choose profiles and materials that fit the house and the budget, or match your existing millwork exactly — or you buy the door or trim yourself and we install it. Everything is confirmed before the crew is scheduled.

  3. 3

    Clean, precise installation

The crew shows up on time, protects floors and furniture, and installs with tight joints and consistent reveals. Photos of the finished work go in your job folder.

  4. 4

    Walkthrough and invoice

We walk the finished work with you. If anything is not right, we fix it before we call the job done. Then one invoice, paid by check or direct deposit — no card fees, no payment links.

Situations and options

Selling soon

Replace what a buyer's inspector will flag: fogged glass, rotted sills, doors that will not lock. Leave sound windows. Each line is priced so you can decide with your agent.

Renting it out

Bedroom windows that open and lock, entry doors that latch and lock well, one durable line throughout so future repairs match. We do not advise on rental licensing; the city does.

Keeping it

Every window and door on one order, chosen for how long you plan to stay. Done before you move in is easiest; room by room after works too.

Replace Windows in an Inherited House — Sell, Rent or Keep: questions, answered

Should I replace windows in an inherited house before selling?

Sometimes, and usually not all of them. Failed windows, rotted sills and doors that will not lock tend to show up on a buyer's inspection; sound older windows often do not need to be replaced to sell. Get a line-item quote by opening and decide the list with your real estate agent.

Can you replace windows if no one lives at the house?

Yes. JMB Builders can work by lockbox, with one family member as the contact. We send photos of each opening before and after, and the house is closed and locked at the end of every day.

Who signs the contract on an estate house?

Whoever has authority to act for the estate or owns the house, often the personal representative. If you are not sure who that is, ask the estate's attorney before signing anything. We just need one named person to approve the quote and be the contact.

Can the whole family see the window quote?

Yes. The quote is written by opening, with what each window or door needs, so it can be shared and read by family members who have never seen the house. Photos of each opening help the people who are far away.

Are new windows worth it before renting out an inherited house?

That depends on the condition of the windows and how long you plan to rent. Bedroom windows that open and lock and entry doors that secure well matter most for tenants. Rental licensing rules are set by the city, so check them there; we price the work by opening so you can choose.

Can the windows be done while the house is being cleaned out?

Yes, but it is easier when the rooms are mostly empty. Tell us the clean-out date and we can measure first and install after. Anything left near a window is moved back and covered while we work.
