Should I Replace Windows Before Selling My House? Decide by Opening

Your agent says the windows will come up. Decide which ones are worth doing before the listing goes live, and whether there is time.

Should I replace windows before selling my house? Usually not every window. Replace the ones a buyer's inspector will flag: fogged or cracked glass, rotted sills, sashes that will not open or lock, bedroom windows that do not open. JMB Builders walks the house with you or your agent across the Twin Cities metro, lists each opening, and schedules the work back from your listing date. Priced per project; photo reply within one business day or a free in-home estimate.

  • Priced per project, each opening listed
  • Scheduled back from your listing date
  • Invoices and photos for buyers

Sellers ask this because an agent or a pre-listing inspection raised it. The honest answer is that a whole-house replacement before a sale is a big spend you will not live with, and what it returns depends on your market and your house. Your agent knows the market. We can tell you what is wrong with each window and what fixing it involves.

What buyers' inspectors write up is usually specific: foggy insulated glass, cracked panes, rot at the sill or the brickmould, sashes painted shut or that will not lock, broken balances, missing screens, and water stains under a window. Some of those are a glass or sash fix. Some are a full replacement of that opening. A few failing windows rarely means the whole house.

If your house was hit by hail and you are selling with an open claim or unrepaired damage, that is covered on its own page. This one is for ordinary wear.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your listing date and any pre-listing inspection notes
  • Your agent's list of windows that came up, if any
  • Access for a walkthrough, with or without your agent
  • Paint colors — Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

What JMB supplies

  • A walkthrough of every window, each listed with what is wrong and the fix
  • A choice per opening: glass or sash fix, full replacement, or leave it
  • One in-person measure before anything is ordered
  • A schedule worked back from your listing date, with lead time written on the quote
  • Clean install and trim so the rooms photograph finished
  • Paid invoices and photos you can hand the buyer or their agent

How it is priced: per project

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • How many openings need work, and repair vs. full replacement for each
  • Brand and glass, and whether new units must match windows staying in
  • Rot or water damage under failing sills
  • Interior trim and paint touch-up so rooms are listing-ready
  • How tight the listing date is against the window lead time

Send a photo of each window that came up, labeled by room, and your listing date.

How long it takes

Glass and sash fixes and new windows both have lead times that depend on the brand; they are written on the quote. A handful of windows installs in a day or two once they arrive.

Situations and options

Fix only what will be flagged

Foggy glass, cracked panes, broken balances and locks handled with parts where the frame is sound. The least money before a sale.

Replace the failing openings

Rotted or leaking windows replaced, matched as closely as practical to the windows staying in. Each one is its own line.

Whole house before listing

Every window replaced, usually when most are failing and the agent wants it in the listing. Lead time decides whether it fits your date.

Should I Replace Windows Before Selling My House? Decide by Opening: questions, answered

Is it worth replacing windows before selling a house?

Replacing every window just to sell is a large spend, and what it returns depends on your market; ask your agent. Fixing the windows a buyer's inspector will flag is usually worth it, because those items come back as repair requests or price cuts. We list each window and what it needs so you can choose.

What do home inspectors flag on windows?

Common write-ups are foggy or cracked glass, rot at the sill or exterior trim, windows that will not open, close or lock, broken balances or cranks, missing screens and water stains under a window. Bedroom windows that do not open are flagged too. Each has a different fix, from a part to a full replacement.

How fast can windows be replaced before listing?

The install itself is quick: a handful of windows in a day or two. The lead time for the windows or replacement glass depends on the brand and is written on the quote, so call as soon as the listing date is set. We schedule back from that date.

My realtor says replace the windows before the sale. Do I have to?

No one has to, but your agent is telling you how buyers in your market will react. Ask which windows and why. Often it is a few failing ones, not the house. We can walk the house with your agent and price each option.

Will new windows match the ones I am keeping?

Closely when the same brand and series is still made, less so when it is not. We note on the quote how close the match will be. Putting replacements on the same elevation, or doing a whole side, keeps the outside looking even.

What paperwork do buyers want for new windows?

A paid invoice listing which windows were done and what was installed, plus photos. JMB Builders gives you both, and photos of the finished work are in your job folder. Any manufacturer paperwork that comes with the windows goes to you to pass along.
