When the soffit and fascia are going in more than a couple of spots, patching stops making sense. The old plywood soffit is delaminating, the fascia has rotted behind every gutter hanger, the paint will not hold, and the squirrels have found the weak panel by the corner. Replacing all of it in aluminum turns the eaves into a surface that needs nothing for decades and, done right, gives the attic the intake air it has been missing.
The order matters. Gutters come down first. Rotted fascia and subfascia are cut out and replaced with new lumber, because aluminum fascia cover is a skin, not a structural board, and it has to be fastened to solid wood. Old soffit comes off where it is rotted or blocking the vents, and the insulation is pushed back from the eave so air can move. Then F-channel goes on the wall side, vented aluminum soffit panels are cut and fitted between the F-channel and the fascia, and aluminum fascia cover goes over the fascia board with a drip edge under the shingles. Gable ends get the same treatment with a matching frieze. Gutters go back up last, on new hidden hangers.

The standard whole-house job: rotted wood replaced, F-channel and vented aluminum panels at every eave and gable, fascia cover with a drip edge under the shingles, in your color. Never needs paint.
Wood soffit replaced with aluminum
Old plywood or beadboard soffit removed, the eave opened up, insulation baffled back, and vented aluminum panels installed so the attic finally gets intake air. The fix for a hot attic and ice dams on a house with closed soffits.
Fascia cover over new wood fascia
Where the soffit is sound but the fascia is rotted behind the gutters, the fascia and subfascia are replaced in lumber and wrapped with aluminum fascia cover, with the gutters rehung on hidden hangers.
Soffit and fascia with a reroof or siding
During a roof replacement the drip edge and fascia cover tie together at the roof edge; during a siding job the F-channel and frieze tie into the new siding. We schedule the soffit and fascia in the right order inside the bigger job.

Should I replace all my soffit and fascia at once or just the bad sections?
If the rot is in one or two spots, a section repair is the right job and we quote it that way. If it is peeling, soft or sagging on more than a couple of runs, the paint will not hold, or the old soffit is unvented plywood, replacing the whole house in aluminum costs less per foot, gets the venting right everywhere, and ends the yearly patching. Photos of each side tell us which one you need.
Can aluminum fascia be installed over rotted wood fascia?
No, and that is the usual shortcut we undo. Aluminum fascia cover is a thin skin that is nailed to the fascia board; on soft wood the nails pull and the gutters come down with the first ice. We cut out the rotted fascia and subfascia, replace them with new lumber, and then wrap. What you see afterward is the same aluminum, but it is on solid wood.
Does vented soffit help with ice dams?
It helps when it is part of a working system: intake at the soffit, a clear path past the insulation with baffles, and exhaust at the ridge or roof vents. Cold air moving under the roof deck keeps the snow from melting from below, which is what forms the dam. Vented soffit over blocked insulation does nothing, so we pull the insulation back and set baffles when the old soffit comes off. Attic air sealing and insulation depth are the other half.
Do you take the gutters down for soffit and fascia replacement?
Yes, they have to come down to replace the fascia behind them. Sound gutters are removed, set aside and rehung on new hidden hangers at the end of the job. If they are sagging, split or spiked, we quote new seamless gutters with the job, since the fascia is new and it is the right time.
How long does soffit and fascia replacement take on a whole house?
A single-story ranch takes two to three days including rot repair and gutters. A two-story house or one with several gables takes three to five days, mostly because of staging. Weather matters less than on a roof, so it is a good fall or spring job.
Can you replace soffit and fascia before I get new gutters?
Yes, and that is the right order: fascia first, gutters after, so the gutters are hung on solid, wrapped fascia and not the other way around. If a gutter company is coming, we finish the fascia cover and drip edge and leave the eaves ready for them. Or we hang the seamless gutters ourselves with our gutter partner's machine as the last step of the same job.
