Storage Locker Door Repair — Basement Lockers, Hasps and Hinges
The locker row in the basement gets kicked, pried and leaned on for decades. We put doors back on square frames with hardware a padlock can actually use.
JMB Builders does storage locker door repair in apartment basements across the Twin Cities metro. Plywood or wire-mesh locker doors that sag, hang off a hinge, or were kicked in get rehung on new hinges, rebuilt on a square frame, or replaced. Missing hasps, bent staples and stripped screws get new hardware that takes a tenant padlock. Priced per locker, with a full row done in one visit, quoted from photos in one business day.
- Priced per locker door or per row
- Plywood, wire mesh and hardware cloth doors
- Hasps, T-hinges and latches replaced
- Photos of each locker in the job folder
- Licensed MN contractor BC809005

Most apartment basements have a row of tenant storage lockers built by whoever framed the building: 2x2 or 2x4 frames with plywood, lattice or welded wire panels, a strap hinge or two, and a hasp for a padlock. After a few dozen move-outs the doors sag on stretched hinges, the hasps are pried off, the plywood has a foot-shaped hole in it and two lockers on the end have no door at all. Tenants complain that their stuff is not secure and the leasing office loses a selling point.
This is carpentry, not a cage-system order. We come with a load of framing, plywood, hardware cloth and a box of heavy hinges and hasps, and go down the row: rehang what can be rehung, rebuild doors that cannot, replace stripped hardware with through-bolted hasps, and put doors on the empty bays. Each locker gets a number and a photo.
Welded steel cage systems with bent panels are a different product; we can rehang a cage door on its own hinges but a damaged welded panel goes back to the cage manufacturer or a welder, and we say so on the quote. We also stay clear of the sprinkler heads, panels and meters that share the basement; anything electrical in the room is a licensed electrician's.
What you supply
- A photo down the locker row and a close-up of two or three of the worst doors
- The count of lockers and which are missing doors, or let us walk the row once and count
- Access to the basement and a note on which lockers are occupied, so we do not open a tenant's padlock
- Your preference on wire mesh vs. plywood panels if you want the row to match
What JMB supplies
- Framing lumber, exterior-grade plywood, welded wire or hardware cloth for panels, and the screws and staples to hold them
- Heavy T-hinges or strap hinges through-bolted or screwed into solid framing, not into a broken edge
- Safety hasps with a covered padlock eye, mounted so the screws are hidden when the padlock is on
- Rebuilt door frames squared with a diagonal brace so they stop sagging
- Replacement or reinforcement of the locker frame posts and rails where the door hinges have pulled out
- Locker numbers on the new doors to match the building list
- Photos of every locker, by number, in your job folder and one invoice for the row
How it is priced: per unit
Quoted in writing from your photos within one business day. What moves the number:
- Rehang on new hinges vs. rebuild the door vs. build a new door for an empty bay
- Plywood or lattice panels vs. welded wire or hardware cloth, which takes longer to stretch and staple
- Hasp and hinge replacement only, when the door itself is sound
- Locker frame posts and rails that have to be replaced before a door can hang
- How many lockers in one visit; a full row is cheaper per door than three lockers
- Basement access: stairs only, a low ceiling, or lockers packed with tenant belongings
Send one photo down the row and close-ups of the worst three doors. If the building has a locker list with numbers, send that too and the quote is written per locker.
How long it takes
Hardware only: a row in a couple of hours. Rebuilding and replacing doors: a dozen or so lockers in a day, more when the frames are sound and it is doors only.

Situations and options
Rehang and re-hardware
The door is sound but hangs crooked on stretched hinges with a pried hasp. We pull the hinges, fill or plug the stripped holes, mount new T-hinges into solid framing, square the door in the opening and put on a covered-eye hasp.
Rebuild a kicked-in door
A plywood or lattice panel with a hole gets a new frame and panel on the same hinges or new ones. Wire doors with a torn panel get new welded wire stretched and stapled, then a trim strip over the edges so nothing snags.
New doors for empty bays
Lockers with no door at all get a new frame-and-panel door built to the opening, hung on new hinges with a hasp, and numbered. We match the row: plywood if the row is plywood, wire if it is wire.
New locker row in an open basement
A basement with open floor and no lockers gets a row of framed bays with wire or plywood panels and doors, laid out to keep the required clearances at sprinklers, panels and the exit path. Quoted per bay from a sketch and a photo.
Storage Locker Door Repair — Basement Lockers, Hasps and Hinges: questions, answered
Can you repair the storage locker doors in an apartment basement?
Yes. JMB Builders rehangs, rebuilds and replaces tenant storage locker doors in apartment basements across the Twin Cities metro. Plywood, lattice and wire-mesh doors on wood frames are all carpentry: new hinges into solid framing, rebuilt frames, new panels, and hasps that take a tenant padlock. It is priced per locker, and a full row is done in one visit with a photo of every door.
What hardware do you put on a storage locker door?
A heavy T-hinge or strap hinge on each door, screwed or through-bolted into the frame post rather than a chewed-up edge, and a safety hasp with a covered padlock eye so the mounting screws are hidden when the lock is on. Stripped holes get plugged before the new hardware goes in. Tenants bring their own padlock, which is what most leases already say.
Can you rebuild a locker door that was kicked in?
Yes. A plywood or lattice panel with a hole is not worth patching; we build a new door to the opening on a squared frame with a diagonal brace so it stops sagging, and hang it on the existing hinges or new ones. Torn wire panels get new welded wire stretched and stapled with a trim strip over the edges. The door is numbered to match the building list.
Do you build new storage lockers for a basement that has none?
Yes, as a row of framed bays with plywood or wire panels and a door on each. We lay the row out to keep the clearances the building needs at sprinkler heads, electrical panels, water meters and the path to the exit, and we leave anything electrical in that room to a licensed electrician. Send a photo of the space and a rough dimension and we quote it per bay.
Can you fix the doors on a welded steel storage cage system?
Partly. We can rehang a cage door that has come off its hinges, replace a hasp or latch, and re-anchor a cage post that pulled loose from the floor. A bent or torn welded steel panel is a manufacturer part and goes back to the cage company or to a welder, and we tell you that on the quote rather than bend it back and call it fixed.
How do you handle lockers that tenants are using?
We never cut a tenant padlock. Send us the locker list showing which are occupied, and we work on the doors from the outside with the padlock in place, or schedule the occupied ones after the office gives notice. Empty bays and lockers with no door are done first. Every locker we touch gets a photo by number so the office can answer a tenant who asks.
