Tornado Damage Window and Door Replacement — Openings Rebuilt

The tornado missed the house by a block. It still blew out half the windows, tore the storm door off and pushed the patio door out of its track.

Tornado damage window and door replacement starts with the openings, not the units. JMB Builders boards up first, checks every opening for racked framing and debris in the wall, has an engineer look wherever framing moved, then measures every opening once, orders once and replaces windows and doors room by room. A line-item scope by opening goes to your adjuster. Twin Cities metro to St. Cloud. Priced per project.

  • Board-up first; every opening photographed
  • Openings checked for racking before measuring
  • Engineer wherever framing moved
Rear of a brown two-story home with all-new white windows and a deck

A tornado does not break windows the way hail does. Pressure and debris come from every side at once: glass blown in, sashes pulled out, doors torn off hinges, patio doors pushed off the track, and boards, shingles and gravel driven into frames and walls. On a house at the edge of the path, the structure may stand while most of the openings are gone.

The order matters. First the house is closed: plywood over open windows, a sheet door or plywood over an entry, photos of every opening before it is covered. Then each opening is checked before anything is measured. A frame pushed out of square, a header that dropped, a wall that moved on its plate means the opening itself changed, and a window ordered to it would be wrong. Where framing moved, an engineer looks at it and writes the repair before we fix it. Only when openings are square and sound are they measured for new units.

Then it is a whole-house order. Every window and door measured in person once, one order so frame color and glass match, and install room by room with floors and furniture covered and every opening closed at the end of each day. Debris inside the wall cavity, wet insulation and broken drywall around openings are listed on the scope as their own lines. Whether wind and tornado damage are covered, and on what deductible, is in your policy; check your policy and ask your agent. You file and deal with your insurer. Minnesota law (Minn. Stat. 325E.66) bars a contractor from waiving, rebating or paying your deductible, and we do not.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the damage before anything is moved, if it is safe to take them
  • Your claim number and adjuster's contact
  • Decisions on window and door styles before the order goes in
  • A safe path into the house once the utilities and structure are cleared
  • Your paint color for new casing — painting is quoted as a separate line, or paint it yourself

What JMB supplies

  • Board-up of open windows and doors, with every opening photographed before it is covered
  • A check of each opening for racking, dropped headers and debris in the wall
  • An engineer's look and written repair wherever framing moved
  • A line-item scope by opening: unit, glass, screen, framing, insulation, drywall and trim around it
  • Meeting your adjuster when you want us there
  • One in-person measure of every opening once framing is sound, and one order
  • Room-by-room install with floors protected and every opening closed nightly
  • The building permit when the city requires one, and a final invoice matched to the approved scope

How it is priced: per project

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • How many windows and doors are broken or torn out
  • How many openings need framing straightened, headers reset or jambs rebuilt
  • An engineer's letter where framing moved
  • Board-up as its own line, separate from the permanent repair
  • Patio doors, entry doors and storm doors on the same scope
  • Siding, brick or stucco around full-frame units
  • Interior drywall, insulation and trim disturbed around openings

Send photos of each side of the house and a count of broken windows and doors. We reply within one business day, or book a free in-home estimate.

How long it takes

Board-up: as soon as we can reach the house. Framing checks and engineer: days to weeks. Order: depends on the brand and is written on the quote. Install: several days for a full house.

How your project works

  1. 1

    Close the house

Every opening is photographed, then covered with plywood or a temporary door. Glass is swept from sills and floors near the openings. Board-up is listed as its own line on the scope.

  2. 2

    Check every opening

Each frame is checked for square, each header for sag, each wall for movement. Debris driven into the wall is found and noted. Where framing moved, an engineer writes the repair.

  3. 3

    Scope and approval

A line-item scope by opening goes to you for your adjuster: unit, glass, screen, framing, insulation, drywall and trim. We meet the adjuster when you want us there.

  4. 4

    Measure once, order once

With openings repaired and square, every window and door is measured in person. One order goes in so color and glass match. Lead time depends on the brand and is on the quote.

  5. 5

    Install room by room

Units go in a room at a time, set in a sill pan, flashed, foamed and sealed, trim reset. Floors and furniture are covered and every opening is closed at the end of the day.

Tornado Damage Window and Door Replacement — Openings Rebuilt: questions, answered

What should I do first when a tornado blows out my windows?

Get everyone safe and stay out of a house that may not be sound. When it is safe, photograph every broken window and door before anything is covered, then have the openings boarded. Call your insurer to start the claim. Board-up is part of the repair and goes on the scope.

Why can't the windows be measured right after the tornado?

Because the opening may have moved. A frame pushed out of square or a header that dropped changes the size, and a window ordered to a racked opening will not fit once the wall is straightened. Openings are checked and repaired first, then measured.

Is tornado damage covered differently from straight-line wind?

Both are wind, and many policies treat them the same, but your policy and deductible terms decide. Check your policy and ask your agent. The repair is the same: board-up, framing checked, units replaced.

Do I need an engineer for tornado damage to windows and doors?

Only where framing moved: a wall that shifted, a header that dropped, a corner pulled loose. Then an engineer looks at it and writes the repair before we put it back. Broken units in sound openings do not need one.

Can all the windows and doors be replaced at once after a tornado?

Yes. Every opening is measured once and the order goes in as one package so frame color and glass match. The install runs room by room over several days, and every opening is closed at the end of each day.

Can a contractor pay my deductible on a tornado claim?

No. Minnesota law bars a contractor from waiving, rebating or paying any part of your insurance deductible, and JMB Builders does not. Some policies have a separate wind deductible; ask your agent what yours is.
