Side Entry Door Replacement — The Driveway Door Everyone Really Uses

The front door is for guests. The side door off the driveway is the one that sees a hundred trips a week, sits under the roof edge with nothing over it, and gets the snowbank from the shoveled walk.

A side entry door replacement is a new prehung door for the door on the driveway side of the house, the one the family actually uses, usually with no overhang, a narrow stoop and snow shoveled against it all winter. JMB Builders supplies and installs them across the Twin Cities metro in steel or fiberglass, with a sill pan, flashing and a half lite. Priced per door, quoted from photos, reply within one business day.

  • Priced per door, door supplied
  • Steel or fiberglass, half lite or small lite
  • Sill pan and flashing for a door with no roof over it
Installer setting a new prehung entry door in its opening

On a lot of Minnesota houses, especially ramblers and story-and-a-halfs with a detached garage, the side door is the real front door. It is on the driveway side, it opens into the kitchen or a small landing, and nobody uses the front. It is also the worst-placed door on the house: under the drip line of the gable end with no overhang, so rain and roof snow land on the stoop and the threshold; a step or two above a narrow concrete stoop; and the first place the shoveled snow gets piled. The old door is a wood or thin steel unit with a rusted bottom, a rotted jamb and a frame that has been pushed around.

The replacement is a working door. An insulated steel or fiberglass prehung unit, from options such as Therma-Tru, ProVia, Masonite or JELD-WEN, with a half lite or a small high lite so you can see the driveway and let light into the landing. Fiberglass if the door faces south or west and bakes in the afternoon; steel is fine on a north or east side. Composite jamb bottoms and a heavy adjustable threshold are ordered because the bottom of this door is wet from November to April. A storm door is a good second layer on a side door with no overhang, and a small roof or hood over the door is worth talking about while the trim is off; it is a separate line.

The install leans on the sill. Once the old door is out, the subfloor and rim at the threshold are checked, because a side door with no sill pan under a drip line is the classic spot for soft wood. A sill pan goes under the new threshold, flashing tape laps to the housewrap, the frame is set plumb, foamed and sealed, and the trim outside is sized so the stoop and the siding meet it cleanly. Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the door from the driveway, from inside, and a close-up of the threshold and stoop
  • Which way the door faces and what is above it: roof edge, gutter, or nothing
  • Steel or fiberglass, half lite or small lite, and the color
  • Whether you want a storm door, and whether you want to talk about a small roof or hood
  • Hardware finish, or the lockset and deadbolt you bought

What JMB supplies

  • Measurement of the opening and the order for a prehung steel or fiberglass side door
  • Removal and haul-away of the old door, frame and trim
  • Check of the subfloor, rim and jamb area at the threshold once the old door is out, quoted from the photos
  • Sill pan, flashing tape, low-expansion foam and exterior sealant
  • Composite jamb bottoms and a heavy adjustable threshold where the line offers them
  • Interior casing and exterior brickmould or flat trim fitted to the siding and the stoop
  • Lockset and deadbolt installed, from the door order or the set you bought
  • A storm door sized to the new frame, quoted as its own line
  • Painting of the door and trim, quoted as its own line
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Steel vs. fiberglass, and half lite vs. small lite vs. solid
  • Soft subfloor or rim at the threshold under a door with no sill pan
  • Composite jamb bottoms and a heavy threshold
  • Siding type at the opening and how the outside is trimmed
  • Storm door, quoted as a separate line
  • A small roof or hood over the door, quoted as a separate line
  • Painting, quoted as a separate line

Send a photo from the driveway far enough back to show the roof edge above the door, and a close-up of the threshold from inside.

How long it takes

One prehung side door in a sound opening: most of a day on site. Add a few hours when the subfloor or rim at the threshold needs attention. The door is ordered after you approve the quote.

Situations and options

Steel half lite

Insulated steel with glass in the top half, clear or obscure, and a solid panel below. The standard side door for a north or east side with a landing that needs light.

Fiberglass half lite, factory color

The same layout in fiberglass with a factory finish, for a side door that faces south or west with no overhang and takes afternoon sun.

Solid or small lite, with storm door

A plainer, warmer door with a small high lite or none, with a storm door in front as the weather layer. The pick for a door that opens into a cold landing.

Door with a new hood above

The new door plus a small shed roof or hood over the stoop so roof water and snow stop landing on the threshold. Quoted as its own line while the trim is off.

Side Entry Door Replacement — The Driveway Door Everyone Really Uses: questions, answered

Why does the side door of my house always rot at the bottom?

Most side doors sit under the drip edge of a gable end with no overhang, so roof water and snow land on the stoop and splash the threshold, and shoveled snow gets piled against the door. Without a sill pan under the threshold that water goes into the subfloor and the jamb bottoms. A new door goes in on a sill pan with composite jamb bottoms so the same thing does not happen again.

Steel or fiberglass for a side entry door?

Steel is fine on a north or east side under the roof edge, and it takes knocks. Fiberglass with a factory finish is the pick when the side door faces south or west and bakes in afternoon sun, because it holds color and does not rust at the bottom. Both come as prehung units with a half lite or small lite.

Should the side door have a window in it?

Yes, for most side doors. A half lite lets you see who is in the driveway and lights a small landing or kitchen entry that is often dark. Obscure glass gives the light without the view in. A small high lite is the plainer, warmer option for a door that opens into a cold landing.

Do I need a storm door on a side door with no overhang?

It helps. A storm door keeps rain, roof snow and wind off the entry door and adds a layer on a door that gets opened all day. Pick a model with a screen that vents if the door faces south or west and the entry door is dark. We size the storm door to the new frame and quote it as its own line.

Can you put a small roof over the side door while you replace it?

Yes, as a separate line. A small shed roof or a hood on brackets over the stoop keeps roof water and snow off the threshold and off you while you find your keys. It is easiest to add while the door trim is off, and we quote it from the photos along with the door.

The side door opens onto a narrow stoop, does that change the door?

It changes the swing and the threshold. The door swings in so a snowbank on the stoop cannot block it and a storm door can go in front. The threshold is set so the stoop meets it without a tall lip, and the outside trim is fitted so the stoop, siding and brickmould meet cleanly. If the stoop has sunk away from the door, that gap is sealed and flashed.
