Patio Door Replacement Cost Factors — What Moves the Price

You want a number for a new patio door, and every company gives one without saying what is in it.

Reply within one business day. Or call / text 763-204-2099.

Patio door replacement cost factors, in the order they usually move the number: the door itself (size, panel count, frame material, glass and brand), what is under the old sill once it comes out, how the outside is trimmed, and painting. JMB Builders quotes each patio door per door with those as separate lines across the Twin Cities metro. Photos get a reply within one business day, or book a free in-home estimate.

  • Priced per door, every part on its own line
  • Door, install, sill repair and trim split out
  • Painting quoted as a separate line

We do not post prices, because two patio doors that look alike can be far apart once the order and the opening are known. What we can do is show what goes into the number. The door itself is the biggest part: a two-panel vinyl slider in white with standard low-e glass sits at one end; a wide clad-wood or fiberglass unit in a dark color with triple pane sits at the other. Brand and line move it as much as size does.

The second part is the opening. Most old patio doors were never set in a sill pan, so the subfloor and rim under the sill are often soft. We price what the photos show, and if the rot runs further once the old door is out, you see photos and a price before it is fixed. Siding matters too: vinyl or lap siding trims out quicker than stucco or brick.

Then the finish: interior casing, exterior trim or capping, haul-away of the old door, a permit when the job needs one, and painting, which is quoted as a separate line — or leave it primed and caulked and paint it yourself. Every one of those is a line on our quote, so you can compare it to another quote line for line.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the door from inside and outside and a close-up of the floor at the sill
  • The width of the door and the number of panels, or a photo with a tape measure across it
  • What you want in the new door: frame material, color, glass, or 'price me a good and a better'
  • Any other quotes you have, if you want us to point out what differs

What JMB supplies

  • A line-item quote: door unit, install, sill and subfloor repair, trim, haul-away, painting
  • Two door options on one quote when you ask, so the door line is the only thing that changes
  • In-person measure before the door is ordered through ABC Supply
  • Photos and a price before any repair beyond what was quoted
  • Lead time for the door, which depends on the brand and is written on the quote

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Width and panel count: a two-panel slider vs. three or four panels or a hinged pair
  • Frame material: vinyl, fiberglass, or wood with a clad exterior
  • Glass package: low-e coating, argon, triple pane, obscure glass or blinds between the glass
  • Brand and line, color inside and out, and stock vs. custom size
  • Rot in the subfloor, rim joist or framing under the old sill
  • Siding and exterior trim: vinyl, lap, stucco or brick, and capping vs. wood trim
  • Access: a second-story deck, a walkout or a long carry from the driveway
  • Painting the new casing and trim, quoted as a separate line

To make a photo quote close to final, send the door from both sides, a close-up of the sill, and a photo of the outside trim. The measure confirms it before ordering.

How long it takes

The quote: a reply within one business day of your photos, or a free in-home estimate. The install: most of a day for one two-panel slider in a sound opening, after the door arrives.

Situations and options

Door unit line

The door, screen and hardware as ordered: size, frame, glass, color and brand. The line that changes most between a basic and a high-end door.

Install line

Old door out, sill pan, flashing, foam and sealant, the new door set, adjusted and locked. Mostly the same from one door brand to the next.

Sill and subfloor line

Repair of soft subfloor, rim or framing at the sill, priced from the photos. Anything beyond it is shown in photos and priced before it is done.

Trim, haul-away and permit lines

Interior casing, exterior trim or capping, the old door hauled off, and a permit when the opening changes or the city requires one.

Painting line

Painting or staining the new casing and trim. Take the line, or leave it primed and caulked and paint it yourself.

Patio Door Replacement Cost Factors — What Moves the Price: questions, answered

What affects the price of a patio door replacement?

The door itself moves it most: width, number of panels, frame material, glass, color and brand. After that comes the opening, mainly rot under the old sill and how the outside is trimmed, then haul-away, any permit, and painting. JMB Builders shows each of these as its own line on the quote.

Why are two patio door quotes so different?

Usually because they are not quoting the same door or the same work. Compare the brand and line, the glass package, whether a sill pan and flashing are included, whether interior and exterior trim are included, haul-away, and painting. A quote that lists those as lines makes the comparison easy.

Is a French patio door more expensive than a sliding door?

Often, line for line, because a hinged pair carries more hardware and needs a frame set dead square so both doors meet. It depends on the line, though; a basic hinged door can cost less than a high-end slider. Ask for both on one quote and the difference shows up in the door line.

Do you charge more if there is rot under my patio door?

Rot repair is its own line, priced from the photos of the sill. If the rot runs further once the old door is out, we show you photos and give you a price before fixing it. Nothing beyond the quote is done without your OK.

How can I lower the cost of a new patio door?

Keep the same size and panel layout, pick a stock size and a standard color, and choose double pane with low-e and argon where triple pane would add little. Paint the casing yourself instead of taking the painting line. Replacing windows at the same time shares the trip and setup across more openings.

Can you give me a patio door price over the phone?

Not a real one, because the door you choose and the condition of the sill decide most of it. Send photos and we reply within one business day, or book a free in-home estimate. Either way the opening is measured in person before anything is ordered.
