A trim carpenter in Big Lake, MN, ten minutes from our Zimmerman base: JMB Builders brings lake homes that were updated one room at a time back to one casing and baseboard, upgrades builder trim in the 1990s and 2000s neighborhoods, and cases drywall-return windows. Inside corners are coped and the base is scribed to the floor. Baseboard is priced per linear foot and casing per opening. Send photos and we reply within one business day.
- Ten minutes from our Zimmerman base
- Base per foot, casing per opening
- One trim style through the house

Big Lake's older lake homes and cottages have usually been improved a room at a time. A kitchen redo left one casing, a window job left another, an addition got whatever the lumberyard had that week. The result is three or four profiles and colors in rooms you see from one spot. Much of our trim work here is choosing one casing and one base and running it through the house.
Those houses also tend to have floors that are not flat and walls that are not plumb, especially where a porch was closed in or an addition meets the original structure. The base is scribed to the floor and casing reveals are adjusted so the lines read even. Under lake-facing windows we check the stool and the bottom of the casing for water staining, since a weeping window shows up there first.
In the 1990s and 2000s neighborhoods near the Northstar line the work is simpler: swap the thin builder trim for a profiled casing and a taller base, and case the windows that came with drywall returns, adding jamb extensions and a stool so they look finished.

How it is priced: per linear foot
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Linear feet of base and the number of openings
- How many rooms are being brought to one profile
- Drywall-return windows that need jamb extensions and a stool
- Uneven floors and walls in older lake homes
- Paint-grade vs. stain-grade
- Water-stained or soft trim to replace under lake-facing windows
Send a photo of each room from the doorway and a close-up of every different trim profile in the house.
How long it takes
A cottage main floor of new base and casing: two to three days. Casing drywall-return windows: several a day. A larger lake home done room by room: about a week.

Situations and options
One trim through the house
Pick one casing and one base and run them through every room, replacing the leftovers from past projects so the house reads as one.
Drywall-return window casing
Jamb extensions, casing, stool and apron on windows that came with rounded drywall returns, so they match the doors.
Cabin and cottage trim
Pine trim stained or clear-coated for a cabin, scribed to paneled or uneven walls, or painted for a cottage that is going lighter.
Trim Carpenter in Big Lake, MN: questions, answered
My lake house has a different trim in every room. Where do I start?
Pick the casing and base you like best, often the one in the most-used room, and run it through the rest of the house. If none of it is worth keeping, choose a new profile and do the main floor at once so the rooms you see together match. Send a photo of each room and we tell you which pieces can stay.
Can you add casing to windows with drywall returns?
Yes. We add jamb extensions to bring the window jamb out to the face of the wall, then case it like any other window, with a stool and apron at the bottom if you want them. The rounded drywall corner is cut back so the extension sits flat.
Why is the trim under my lake-facing window stained or soft?
Usually water is getting past the window or its seals and running down inside the wall, or condensation is dripping off cold glass all winter. Replacing the trim alone will not fix it. We look at the window and its flashing first, and if the window needs replacing, we replace it before we trim it.
Do you do trim work on cabins and cottages around Big Lake?
Yes. Cabin trim is often pine, stained or left natural, and set against walls that are paneled or not flat. We scribe the trim to the wall instead of forcing it. If the cabin is getting brighter inside, painted casing and base work too.
Do I need a permit for new trim in Big Lake?
Replacing base and casing in the same rooms is finish work and is not usually a permit item. Most cities require a permit for a window that changes size, a new wall or a finished basement. We check with the City of Big Lake building department and pull a permit when the job needs one.
Do you do trim work in towns near Big Lake?
Yes. Big Lake is ten minutes from our Zimmerman base, and we do trim work in Monticello, Becker and Elk River and across the Twin Cities. Send photos for a reply within one business day, or book a free in-home estimate.
