A board and batten wall in Monticello, MN, or wainscoting with a cap rail, is laid out on your wall first so the battens land evenly between corners, windows and outlets. JMB Builders installs them in the newer homes along I-94 and in the older river-town houses, with seams caulked and nail holes filled, ready to paint. Priced per wall from your photos, or from a free in-home estimate if you would rather we see it.
- Priced per wall
- Batten layout marked on the wall first
- Cap height set to your windows and casing

Most of the board and batten we are asked about in Monticello goes into the 1990s-and-newer houses off I-94. Those homes have long, flat drywall walls, a light texture and thin builder trim, so a batten wall changes the room more than paint can. The work that matters happens before the first cut: we measure the wall, pick a spacing that comes out even at both corners, and shift it so a batten does not split an outlet or crowd a window.
The older homes near the river are a different problem. The casing there is often wide, and a cap rail that stops a little below or above the window stool looks wrong. On those walls we set the wainscot height off the existing trim, so the cap lines up with the stool or the plinth blocks and the new work reads as part of the old house. Where the walls are wavy, the cap is scribed instead of following a bow.
Seams are caulked and nail holes filled before primer. We can paint it as a separate line on the quote, or you can leave it primed and caulked and paint it yourself.

What you supply
- A photo of each wall straight on, the wall length and the ceiling height
- A close-up of the wall texture and of the nearest window casing
- Full height, or wainscot height with a cap rail, and any hooks or a shelf you want on the cap
- Your paint color, if we are painting it
What JMB supplies
- A batten layout marked on the wall for you to see before anything is cut
- Primed MDF or pine battens, top rail and cap; PVC near a door to the garage or a bath
- Box extenders so outlet and switch plates sit flush on the new surface
- Backing panels or a skim coat between battens on heavy texture, if you want it flat
- Construction adhesive, finish nails, filler and paintable caulk at every seam
- Painting when you want it done, quoted as its own line
- Photos of the finished wall in your job folder
How it is priced: per wall
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- The size of the wall, and whether it runs to the ceiling or stops at a cap
- How tight the battens are spaced, since that sets how many pieces get cut and filled
- Knockdown texture heavy enough to need panels or skim coat behind the battens
- Outlets, switches, windows and vents in the wall
- Matching cap height and trim to wide casing in an older home
Send a straight-on photo of each wall, the length and ceiling height, and a close-up of the texture.
How long it takes
One accent wall: usually a day. A garage-entry wall with a hook rail on the cap: a day or two. A skim coat behind the battens adds a day for drying.

Situations and options
Full-height board and batten
Battens from base to ceiling behind a bed, a desk or a TV. The look most people in the newer Monticello homes start with.
Wainscot height with a cap rail
Battens or flat panels to a cap rail, with a different color or wallpaper above. In older homes we set the height off the window stool.
Picture-frame molding
Applied rectangles below a chair rail or across a full wall, for a dining room or a front room that wants a more formal look.
Entry wall with a hook rail
Board and batten with a deeper cap and hooks set between battens, by the door to the garage, for coats and bags.
Board and Batten Wall Installation in Monticello, MN: questions, answered
How tall should wainscoting be in a room with old wide casing?
We set it off the trim that is already there. Lining the cap up with the window stool, or keeping it clear of the casing by a consistent margin, makes the new work look original. A cap that misses the stool by an inch is what makes wainscoting look added on. We mark the height on the wall before we build.
Can board and batten go over orange-peel or knockdown texture?
Yes. Light texture between the battens reads as part of the wall once it is painted. If the texture is heavy or you want a smooth panel look, we put thin backing panels up first or skim the wall between battens. We show you both options at the estimate.
What does a board and batten wall cost in Monticello?
It is priced per wall. Height, batten spacing, texture and how many outlets and windows are in the wall move the number. There are no prices on this site; send a photo of the wall with its length and ceiling height and we reply within one business day.
Do you paint board and batten?
Yes, when you want it. Every wall goes up with seams caulked, nail holes filled and primed. Painting is quoted as its own line, or leave it primed and caulked and paint it yourself.
Does a board and batten wall need a permit in Monticello?
Trim applied to an existing wall is not usually something cities permit. Moving an outlet or adding a light in the wall is electrical work for a licensed electrician and may need a permit. We check with the City of Monticello building department when the job includes more than trim.
Do you install accent walls in Albertville and Otsego too?
Yes. We are based in Zimmerman and install board and batten and wainscoting in Monticello, Albertville, Otsego and across the Twin Cities metro. A photo of the wall is enough to start; we reply within one business day, and a free in-home estimate is always an option.
