The wood sashes are fine, but the vinyl tracks on each side are cracked, bowed or hanging loose, and the window will not stay open or comes out in your hands.

Window jamb liner replacement fixes a wood double hung whose vinyl side liners have cracked, warped or blown out, so the sashes drop, bind or fall in. JMB Builders identifies the window, orders the matching liner kit, lifts the sashes out, pulls the old liners, installs the new ones with their balances, and sets your sashes back in. Twin Cities metro, priced per window, quoted from photos, reply within one business day.
- Priced per window
- Your sashes and trim stay
- Liner kits matched from the label or glass

A lot of wood double hung windows built from the 1980s into the 2000s run their sashes in vinyl jamb liners: a vinyl track on each side of the frame, backed by foam, that the sashes slide in and that holds the balances. The liner is what lets the sash tilt in for cleaning and what keeps it from dropping when you let go.
Vinyl gets brittle with age and sun. The liner cracks along a corner, the foam behind it collapses, the balance tears loose, or the whole liner bows out of the frame. Then the sash binds, drops, will not stay up, or falls into the room when you tilt it. The wood sashes and the frame around them are often still good.
When they are, a new liner kit is the fix. We identify the window from the label or the code in the glass, order liners with the right balances for your sash weight, and swap them on site. The sashes come out, the old liners come off the frame, the new ones go in, the sashes go back, and every window is checked to slide, stay and lock. If the sashes themselves are rotted, sash replacement or a new window is the better fix and we say so.

How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Window size and sash weight, which sets the liner and balance type
- Whether the maker still sells the liner kit or a universal kit is fitted
- Interior stops that have to come off to release the liners
- Sashes that need minor repair before they go back in
- Number of windows on the same visit
- Upper-floor windows worked from inside only vs. ones that need a ladder outside
The label or glass code photo matters most. Without it we may need a short visit to measure and identify the liner first.
How long it takes
Liner kits usually take one to three weeks to arrive. Once on site, most windows take about an hour each.

Situations and options
Maker's replacement liner
When the window is identified from its label or glass code and the maker still sells the liner for that series. The closest fit and the same look as the original.
Universal liner kit
When the maker's part is gone. A universal liner is cut to the frame height and matched to the sash thickness and weight. Works on most wood double hungs.
When the sashes are the problem
Rotted bottom rails or failed glass mean the sashes need replacing, not just the liners. Then a sash kit or a new window is quoted instead.
Window Jamb Liner Replacement — Double Hung Sashes Kept: questions, answered
What is a window jamb liner?
It is the vinyl track on each side of a double hung window frame that the sashes slide in. It usually holds the balances that keep the sash from dropping, and it lets the sash tilt in for cleaning. Many wood double hungs from the 1980s on use them.
Why won't my window sash stay up in the jamb liner?
Either the balance in the liner has failed or the liner itself has cracked or bowed so it no longer grips the sash. If the liner is sound, new balances can fix it. If the liner is cracked or loose, the liner is replaced with new balances in it.
Can jamb liners be replaced without replacing the window?
Yes. The sashes come out, the old liners come off the frame, new liners go in, and the sashes go back. Your sashes, glass, frame and trim stay. It is a fraction of the work of a new window when the sashes are sound.
Are jamb liner kits universal?
Some are. The best fit is the maker's own liner for that series, ordered from the label or glass code. When that is discontinued, universal liners cut to length and sized to the sash thickness and weight fit most wood double hungs.
Can I replace jamb liners myself?
Many homeowners can, if they can identify the right kit and handle the sash weight. The usual trouble is ordering the wrong balance strength, which leaves sashes that drop or creep up. We order to the sash and check each one before we leave.
Should I replace jamb liners or the whole window?
If the sashes are solid, the glass is clear and the frame is sound, liners are the cheaper fix. If the sashes are rotted, fogged or drafty all around, sash replacement or a new window makes more sense. We tell you which after seeing photos.
