The upstairs windows have not been washed outside in years because it takes a tall ladder.

Easy to clean replacement windows are the ones whose outside glass you can reach from the room: double hungs with both sashes tilting in, and casements checked for reach before you order. JMB Builders picks the style opening by opening, measures, orders through ABC Supply and installs across the Twin Cities metro. Priced per opening; send photos and we reply within one business day, or book a free in-home estimate.

  • Priced per opening, windows supplied
  • Style picked per room for cleaning reach
  • Upstairs glass washed from inside

Old wood double hungs, storm combinations and sliders on a second floor are cleaned outside from a ladder or not at all. Replacement is the time to fix that, because cleaning reach is built into the window style and the hardware, not added later.

On a double hung, look for both sashes tilting in. Andersen's Tilt-Wash Double-Hung in the 200 and 400 Series and Simonton's 5050 double hung both list sashes that tilt in for cleaning, and ProVia's Endure double hung uses a lock that locks and tilts in one motion. A single hung only moves the bottom sash, so the top outside glass stays a ladder job unless the line says otherwise.

Casements swing out, and how much of the outside glass you can reach from inside depends on the hinge on that line. We check it on the spec before you order, not after. Grilles between the glass, like Andersen's Finelight on the 100 Series, leave flat glass on both faces to wipe. We buy through ABC Supply. Andersen is confirmed at our Minnesota ABC branches; for any other brand we confirm the line with our ABC branch before the quote is final.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Which windows are hard to reach now, especially upstairs
  • The style you want in each room, or let us suggest one
  • Grille choice: between the glass, or none
  • Photos of each window inside and out

What JMB supplies

  • A walk through every opening at the measure, noting cleaning reach and furniture in front of windows
  • Style and hardware checked on the maker's spec for tilt or reach
  • Line-item quote by opening, so you can compare styles or phase rooms
  • One order so glass, color and grilles match across the house
  • Floors and furniture covered; room-by-room install, nothing left open overnight
  • Removal and haul-away of the old windows and storms
  • A walk-through showing how each sash tilts or opens, and photos in your job folder

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Style per opening: double hung, single hung, casement, slider or picture
  • The line and its tilt or reach hardware
  • Grilles between the glass or none
  • Second-story access for the outside trim work
  • Insert or full-frame install
  • Changing style in an opening, such as a slider to a double hung

Mark which windows you cannot clean today. Lead time depends on the brand and is written on the quote.

How long it takes

Three to five windows a day once the order arrives. Second-story openings with full exterior trim take longer per window.

Situations and options

Double hung, both sashes tilt in

Unlatch, tilt the sash into the room, wipe the outside glass, tilt it back. The common pick for bedrooms upstairs. Check that both sashes tilt, not only the bottom.

Casement with reach checked

The sash cranks out and you clean the outside face through the opening. How far you can reach depends on the hinge, so we check it on the spec for each size.

Slider

The moving sash comes out of the track on many lines to be washed at a sink. The fixed half is cleaned from outside, so a slider is a weak pick upstairs.

Picture window with operating flankers

A picture window does not open, so its outside face is cleaned from outside. On a second floor, flanking it with casements or double hungs at least gives you reach to part of the glass.

Easy to Clean Replacement Windows — Tilt-In Sash and Crank-Outs: questions, answered

What replacement windows are easiest to clean from inside?

A double hung where both sashes tilt into the room is the easiest; you clean both faces of every pane without going outside. Casements come next, depending on the hinge. Sliders and picture windows leave glass you have to reach from outside.

Do both sashes tilt in on new double hung windows?

On a true double hung, usually yes. Andersen's Tilt-Wash Double-Hung and Simonton's 5050 double hung both list sashes that tilt in for cleaning. A single hung only moves the bottom sash, so check the style name on the quote.

Can you clean the outside of a casement window from inside?

Often, but it depends on the hinge. Some casement hinges leave room at the hinge side to reach the outside glass when the sash is cranked fully open; others do not. We check the hinge on that line and size before ordering, which is why we ask about cleaning at the measure.

Are grilles between the glass easier to clean?

Yes. Grilles sealed between the panes leave both glass faces flat, so you wipe straight across. Andersen's Finelight grilles on the 100 Series are one example. Simulated divided lites sit on the glass faces and have edges to clean around.

Can I switch upstairs sliders to tilt-in double hungs?

Usually, in the same opening. The new double hung is ordered to the measured opening and set as an insert or full frame. We confirm the size works for egress in bedrooms before we order.

How do I clean a second floor picture window?

From outside, with a ladder or a pole, because a picture window does not open. If that is the window you dread, the replacement can be a picture window with operating units on each side, or a large casement where the opening allows. We price both options per opening.
