Casement Window Hinge Replacement — Sash Dragging or Sagging Fixed

The crank still turns, but the sash scrapes the sill, the lock-side corner hits first, or the window will only close if you push it.

Casement window hinge replacement fixes a sash that sags, drags on the sill, or hits the frame before it closes. JMB Builders replaces the bent or corroded hinge tracks and arms at the top and bottom of the sash, matched to the brand and size, then adjusts the sash so it closes square and seals. Twin Cities metro, priced per window, quoted from photos, reply within one business day.

A casement sash hangs on two hinges: a track screwed to the top of the frame and one to the bottom, each with arms that connect to the sash and slide as it swings out. The crank only pushes; the hinges carry the weight and decide where the sash lands when it closes.

Those tracks and arms wear. The slide shoe in the track wears flat, the rivets loosen, the arms bend when a sash is caught by wind, and on the bottom track water and grit sit all winter until the steel rusts and binds. Then the sash drops at the lock side, drags on the sill, and the top or bottom corner hits the frame before the rest closes. The lock will not catch, or catches and leaves a gap you can feel.

We replace the hinges as a set. The window is identified from the sash label or glass code and the hinge length and type matched, the sash is supported while the old tracks and arms come out, the new ones go in, and the sash is adjusted until it lands square, presses the weatherstrip evenly and locks with normal effort. If the crank operator is also worn, it is quoted on the same visit; that repair has its own page.

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Sash size and weight, which sets the hinge length and type
  • Whether the maker still sells the hinge or a matching universal hinge is fitted
  • Rusted screws that have to be drilled out
  • Stripped screw holes in the frame or sash that need filling
  • Crank operator or lock replaced on the same visit
  • Number of windows done together

Photos of both hinge tracks with the sash open, plus the label, usually let us price the parts before we come out.

How long it takes

Hinges usually take one to two weeks to arrive. On site, about an hour per window, longer when the old screws are rusted in.

Situations and options

Bottom hinge only

The bottom track takes the water and grit and often fails first. When the top hinge is sound and the window is small, the bottom set alone can fix the drag.

Top and bottom set

The usual repair. Both hinges are replaced so the sash pivots on matched parts and lands square at the top and bottom.

Egress hinges

Some casements use hinges that let the sash open wide for egress. They are matched to the same type so a bedroom window still opens as far as it did.

Casement Window Hinge Replacement — Sash Dragging or Sagging Fixed: questions, answered

Why is my casement window sash dragging on the sill?

The hinges have worn or bent and the sash has dropped at the lock side. The bottom hinge track usually goes first because water and grit sit in it. New hinges and an adjustment bring the sash back up so it clears the sill.

Can casement window hinges be replaced without replacing the window?

Yes. The hinges screw to the frame and the sash. With the sash supported, the old tracks and arms come out and new ones go in. The glass, frame and trim stay.

How do I know if it is the hinge or the crank?

If the crank spins or grinds and the sash does not move, it is the operator. If the sash moves but sags, drags or hits the frame at one corner, it is the hinges. Some windows need both, and we check both when we are there.

Should both casement hinges be replaced at once?

Usually yes. The top and bottom hinges wear together, and a new bottom paired with a worn top can leave the sash out of square. On a small, lightly used sash the bottom alone is sometimes enough.

Will new hinges stop the draft at my casement window?

Often, when the draft is from a sash that no longer closes square. The sash then presses the weatherstrip evenly again. If the weatherstrip itself is flattened, it is replaced on the same visit.

Can a sagging casement sash be adjusted instead of replaced?

Some hinges have an adjustment, and loose screws can be re-set in filled holes. If the arms are bent, the track is rusted or the shoe is worn, adjustment does not hold and new hinges are the fix.
