Patio door replacement in Andover MN, most often a 1980s or 1990s builder-grade slider that drafts, drags or has fogged glass: we measure, order the door you choose, remove the old one, repair the sill, set the new door in a sill pan with flashing, and trim it. JMB Builders is licensed and based in Zimmerman. Priced per door; send photos for a reply within one business day.

  • Priced per door, new door included
  • Sill pan and flashing on every door
  • Deck and walkout patio doors
Rear of a gray-sided home with a new slider window in the bump-out

Most Andover patio doors we look at went in with the house: an economy slider in a 1980s–90s two-story or split, now with worn rollers, a lock that no longer pulls the panel tight, and weatherstrip packed flat. On an open lot the wind pushes straight through those gaps, and in January you feel it across the kitchen floor.

A new slider fixes that only if it is set right. The panels seal against the frame, so the frame has to be level and square and the sill supported along its full length. We take the old door out, check the subfloor and rim under the sill, replace what is soft, put down a sill pan and lapped flashing, then set and shim the new frame before foam and sealant.

Many of these doors open to a deck a few steps up, or to a walkout patio below. Both go in the same way. While the sill is open on a deck door, we look at how the deck and flashing meet the house below the door and tell you if anything there needs attention. Hinged French patio doors are an option too, if there is room for them to swing.

  • Deck height, stairs and staging at the door
  • Same-size replacement vs. resizing the opening

Situations and options

Vinyl slider

A common replacement for an original builder slider. No paint on the frame; on a wall that takes wind, pick one with good weatherstrip and an adjustable lock.

Fiberglass or clad-wood slider

A stiffer frame for a wide opening or a door on an exposed wall, and a stainable wood interior on clad units.

French patio doors

A hinged pair that opens wide. Needs swing room inside or out, and seals with compression weatherstrip rather than a sliding brush.

Patio Door Replacement in Andover, MN — Drafty Sliders Out: questions, answered

Why is my sliding patio door so drafty in winter?

On most original sliders the weatherstrip has packed down, the rollers have worn so the panel sits low, and the lock no longer pulls the panel tight to the frame. Wind finds the gap at the meeting rails and the bottom. New rollers and weatherstrip can help a door that is otherwise sound; a door with fogged glass or a worn track is usually better replaced.

Can you replace a patio door that opens onto a deck?

Yes. We set the new door at the same height so the threshold still meets the deck boards, and while the sill is open we check how the deck and flashing meet the house under the door. Anything that needs work there is shown in photos and quoted before we go further.

Do I need a permit to replace a patio door in Andover?

Most cities require a permit when an opening is made wider or the framing changes, and same-size swaps are handled differently from city to city. We check with the City of Andover building department and pull a permit when it is required.

What is a sill pan and why does a new patio door need one?

A sill pan is a formed tray under the door sill that catches water getting past the track and sends it back outside. Many older sliders were set without one, which is why the subfloor in front of them goes soft. Every patio door we install sits in one.

Can I switch from a slider to French doors in the same opening?

Usually, yes. The difference is swing room: French doors need clear floor space for the panels to open. We look at the room and the deck and tell you whether it will work before anything is ordered.

How long does it take to replace a patio door in Andover?

About a day on site once the new door is here; most of the wait is the door order. The old door is not pulled until the new one is on site, so the house is open only for the hours of the swap.
