A lawn full of dips and tire ruts does not need a new lawn. It needs a thin layer of topdressing dragged in, a few holes filled under the sod, and seed.
Lawn leveling with topdressing smooths a bumpy lawn without tearing it out: the lawn is mowed short, a sand and topsoil mix is spread over the dips and ruts, dragged and raked into the grass so the blades stay above it, then overseeded and watered in. Lawns get bumpy for reasons that have nothing to do with the grass: a settled trench from a utility or sprinkler line, ruts from a truck when the ground was soft, mole runs, a stump that rotted, or just years of frost heave on clay. The grass is fine; the ground under it is not. Tearing it out to regrade is the expensive fix. Topdressing is the right one for most lawns: a thin layer of a sand and topsoil mix spread over the low areas and dragged in, so the grass grows up through it and the surface evens out.
The lawn is mowed short first so the mix reaches the soil. The mix is dumped in piles and spread with shovels and a drag mat, worked into the low spots and feathered out at the edges, never deep enough to bury the grass blades. Dips too deep for one pass get the sod cut and lifted, topsoil packed underneath, and the sod laid back and tamped. Ruts from a truck are filled the same way. Then the whole area is overseeded, raked lightly and watered in, and the lawn is back to mowing in a few weeks.
It is a spring or late summer job, when the grass is growing and will fill in through the topdressing. A lawn with a lot of settlement might take a second light pass the following year, and we tell you that from the photos.

Situations and options
Topdress and overseed the whole lawn
A thin layer over the full lawn to even out general bumpiness and thicken the grass, dragged in and overseeded. The usual choice for an older lawn on clay.
Fill a settled trench or tire ruts
A sunk line where a utility or sprinkler trench settled, or ruts from a delivery truck, cut and filled with packed topsoil and the sod laid back, then blended in with topdressing.
Level the low spot that holds water
One or two low areas that puddle after rain, built up with sod lifted and topsoil packed under it so water sheds instead of sitting. Deeper spots get graded instead and we tell you which.
Topdressing after stump or pool removal
The sunken circle left where a stump rotted or a pool came out, filled, topdressed and seeded so the lawn runs flat across it.

Can you level a lawn without removing the grass?
Yes, with topdressing. A sand and topsoil mix is spread in a thin layer over the low areas and dragged into the grass, shallow enough that the blades stay above it, and the grass grows up through it. Dips deeper than that get the sod lifted, soil packed under it, and the sod laid back. The lawn is mowable again in a few weeks and never has to be replanted.
What do you use to topdress a lawn?
A mix of coarse sand and screened topsoil, which spreads and drags evenly and does not crust. Straight sand on clay can make a layer that sheds water; straight topsoil lumps. The mix is bought by the yard and delivered, and the amount is figured from the lawn area and how deep the low spots are.
When is the best time to topdress a lawn in Minnesota?
Late summer into early fall is best: the grass is growing, the weeds are not, and the new seed roots in cool soil before winter. Spring works if the watering keeps up through early summer. Midsummer heat is the one time to avoid, since seed struggles and the topdressing dries out before the grass grows through it.
How deep can topdressing fill a dip?
Only so deep in one pass, since the grass has to stay above it. A dip deeper than that gets the sod cut and lifted, topsoil packed under it, and the sod put back, which fills any depth in one go. A lawn with heavy settlement sometimes gets a thin pass this year and another next year rather than burying it.
Do I need to water after lawn leveling?
Yes, every day for the first couple of weeks where seed went down, and then less often as it comes in. Topdressing with seed on it dries out fast in sun. We leave you a watering schedule and mark the seeded areas. Keep the mower off them until the new grass is tall enough to cut.
Is topdressing the same as regrading a yard?
No. Topdressing smooths the surface of a lawn that already drains the right way; it is bumps, ruts and dips. Regrading changes the slope, with a machine, when the yard runs toward the house or holds water in a big area. If your photos show a grade problem rather than a bumpy lawn, we quote the regrade instead and say why.
