On a detached garage storm damage claim, windows, the service door and shed doors usually fall under the other structures part of a homeowner policy, not the house; check your policy and ask your agent. JMB Builders photographs each window and door with a scale reference, writes them as their own lines, meets the adjuster and replaces the windows and doors once approved. Twin Cities metro and north to St. Cloud. Priced per opening.

Most homeowner policies split the property into the dwelling and other structures: a detached garage, a shed, a fence. Other structures usually has its own limit, often a share of the dwelling limit, and the same deductible applies to the whole claim. What yours says is on your declarations page; check your policy and ask your agent. The practical point is that the garage needs to be on the claim as its own list, or it gets missed while everyone looks at the roof of the house.

Detached garage windows are often single-pane sliders or fixed units in a thin wall with no interior trim, and they take hail head-on. The service door, the man door on the side, is usually a steel slab that dents like a car hood, in a wood jamb that sits close to the ground and is often already soft at the bottom. Shed doors are frequently site-built from siding panels and break at the corners. Each of those is a different repair, and each needs its own photo and line.

We walk the garage and the shed the same way as the house: every window and door photographed wide and close with a coin or tape for scale, numbered, and listed by what it needs. We meet the adjuster when you want us there. Once it is approved we replace the windows and doors, fix the jambs and trim around them and leave the openings sealed. Overhead garage doors that blew in are a separate page and a separate trade; we do the framing and trim around them.

Get a written quote for this job

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your claim number and whether the garage and shed are on it yet
  • The declarations page or a word from your agent on your other structures coverage
  • Access to the garage and shed, with the windows cleared enough to reach
  • Your choice on like-for-like windows or an upgrade paid directly
  • Paint choice for new trim and doors, or leave them primed for you to paint

What JMB supplies

  • Photos of every garage and shed window and door, numbered, with scale, as their own list
  • A line-item scope you can give your insurer, split from the house items
  • A meeting with your adjuster at the garage when you want us there
  • Replacement garage windows set, sealed and trimmed
  • A new prehung steel service door, or a slab hung in a sound jamb, with the rot repaired
  • Shed doors rebuilt or replaced; painting quoted as a separate line
  • Finished photos in your job folder

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Window type and size: slider, fixed or single-hung, and whether it is a stock size
  • Service door: slab only vs. a new prehung door and jamb
  • Rot at the bottom of the jamb or sill that has to be repaired first
  • Siding or trim around the opening that was damaged too
  • Site-built shed doors vs. a purchased replacement

Send a wide photo of each side of the garage and shed, close-ups of each damaged window and door with a coin for scale, and the adjuster's estimate if you have it.

How long it takes

Photos and a scope on the first visit. Once approved and the windows and door are in, a typical detached garage is one day; a shed door adds a few hours.

Situations and options

Garage windows

Cracked glass or a dented frame on a slider or fixed window. Replaced with a unit of the same size, set in sealant and trimmed. If the window is a stock size the lead time is short.

Garage service door

Dented steel slab or split jamb. A new prehung steel door is usually the clean fix, with the rotted sill or jamb bottom repaired. A slab only fits when the jamb is sound and square.

Shed doors and windows

Site-built panel doors split by hail or blown off their hinges, and small shed windows. Rebuilt or replaced to fit the opening, with new hinges and a latch.

Garage plus the house

Most of the time the garage is part of a bigger claim. We keep the garage and shed on their own pages of the scope so the adjuster sees them and the other structures limit is applied to the right lines.

Detached Garage Storm Damage Claim Windows and Service Doors: questions, answered

Is a detached garage covered under other structures on homeowners insurance?

On most homeowner policies a detached garage falls under other structures, with its own limit separate from the house. The deductible usually applies once to the whole claim. What your policy covers and the limit are on your declarations page; check your policy and ask your agent.

Should the garage windows go on the same claim as the house?

Yes, when the same storm did the damage. Garage windows and a service door rarely clear a deductible alone, so they belong with the house items. List them on their own page of the scope so the adjuster does not miss them while looking at the roof.

Can a hail dented garage service door be fixed?

Dents in a steel door skin do not pop back out cleanly, so the door gets replaced. If the jamb is sound and square, a new slab can be hung in it; if the jamb is split or rotted at the bottom, a new prehung door is the clean fix. We photograph the dents with a coin for scale for your claim.

Who replaces windows in a detached garage after a storm?

JMB Builders does, across the Twin Cities metro and north to St. Cloud. We photograph and list each window for your claim, meet the adjuster if you want, and replace them once approved. Send photos of each side of the garage and we reply within one business day.

Does insurance cover a shed damaged in a storm?

A shed is usually an other structure on a homeowner policy, the same as a detached garage, but check your policy and ask your agent. Photograph the shed doors, windows and siding before anything is moved, and add them to the same claim as the rest of the storm damage.

What about the overhead garage door that blew in?

The overhead door, track and opener are replaced by a garage door company and written as their own line. The jambs, header, trim and siding around that opening are carpentry, and we do those first so the new door has something solid to hang on. Both go on the same claim.
