Cabin Storm Damage Found in Spring — Windows, Doors, Claim Photos

You opened the cabin for the season and found a broken window, a door that will not latch and a water stain on the floor.

Reply within one business day. Or call / text 763-204-2099.

Cabin storm damage found in spring is damage nobody saw happen: a window broken by a branch in a January wind, a door blown open, water that sat on the floor for weeks. JMB Builders photographs it before anything is moved, closes the openings, writes a line-item scope for your adjuster and repairs the windows and doors while you are away. North metro to St. Cloud, priced per project.

  • Priced per project
  • Photos sent to you while you are away
  • Openings closed up on the first visit

A seasonal place is empty when the damage happens, so the first question on any claim, when did this happen, is hard to answer. A branch through a window in a February wind, a storm door torn off in a fall gale, a slider blown off its track. By the time the owner opens up, snow and rain have been coming in for weeks. That changes the claim and the repair.

Before anything is cleaned or moved, we photograph it all: the broken glass where it fell, the branch or debris, the water line on the floor and walls, and the outside of the opening with a scale. Date stamps on photos, a neighbor's report, the last time someone checked the place, and weather records for big wind events all help pin down when it happened. Policies often have conditions about seasonal or unoccupied homes and about reporting damage promptly. Check your policy and ask your agent; we do not give coverage advice.

Then the openings are closed up so nothing else gets in, and the scope is written window by window and door by door, with any water damage inside on its own lines. You file and deal with your insurer. We meet the adjuster at the cabin when you cannot be there, do the repair once it is approved and send photos at each stage. Minnesota law (Minn. Stat. 325E.66) bars a contractor from waiving, rebating or paying any part of your deductible, and we do not.

Get a written quote for this job

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • The cabin address, gate or lockbox code and who to call on site
  • When the place was last checked and when the damage was found
  • Any photos you took when you opened up, before cleaning
  • Your claim number once you file
  • Paint color for any trim that is replaced, or leave it primed

What JMB supplies

  • Photos of every damaged window, door and wall area, with a scale, before anything is moved
  • Board-up or plastic over broken openings and a door secured so the place can be locked
  • A line-item scope: glass, sash or unit, door slab or prehung door, trim and interior water damage
  • Meeting the adjuster at the cabin when you cannot be there
  • Replacement windows and doors installed with sill pan, flashing tape, foam and trim
  • Photo updates sent to you after each visit, and the full set in your job folder

How it is priced: per project

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • How many openings and how much interior water damage the storm and the weeks after it caused
  • Drive time to the cabin and how many trips the job takes
  • Glass or sash vs whole window units, slab vs prehung door
  • Wood windows and doors that are older than anything still made
  • Access: steep lots, long driveways, lakeside walls only reachable from a dock or ladder

Send photos of each opening, inside and out, and the address. We reply within one business day and can schedule a free in-home estimate at the cabin.

How long it takes

Board-up and photos on the first trip. The repair waits on the claim decision and the order, then most cabins take one to three days on site.

How your project works

  1. 1

Send photos, get a written quote

Send three photos of the space and a sentence about what you want. You get a clear, itemized reply within one business day. Prefer a look in person? A free in-home estimate is always an option.

  2. 2

Pick materials, or bring your own

We help you choose profiles and materials that fit the house and the budget, or match your existing millwork exactly — or you buy the door or trim yourself and we install it. Everything is confirmed before the crew is scheduled.

  3. 3

    Clean, precise installation

The crew shows up on time, protects floors and furniture, and installs with tight joints and consistent reveals. Photos of the finished work go in your job folder.

  4. 4

    Walkthrough and invoice

We walk the finished work with you. If anything is not right, we fix it before we call the job done. Then one invoice, paid by check or direct deposit — no card fees, no payment links.

Situations and options

Window broken by a branch

Glass or the whole unit replaced, the sill and wall below checked for water, and the screen and capping on the same side looked at. Branches that hit one window often hit the next.

Door blown open or off

A door left unlatched or a storm door caught by wind can tear hinges out of the jamb. The jamb, the door and the floor inside are checked, then the door is rehung, repaired or replaced.

Water sat inside for weeks

Wet subfloor, swollen trim and drywall are opened and dried before rebuild. Mitigation is its own step; the rebuild goes on the same scope as the windows and doors.

Owner hours away

Lockbox access, photos after each visit and the adjuster met on site. You approve the scope and the order from home.

Cabin Storm Damage Found in Spring — Windows, Doors, Claim Photos: questions, answered

Does insurance cover storm damage at a cabin found in spring?

It depends on your policy. Seasonal homes are often on their own policy with conditions about unoccupied periods and prompt reporting, and how long water sat inside can matter. Check your policy and ask your agent as soon as you find it. We document the damage and do the repair; we do not decide or advise on coverage.

How do I prove when storm damage happened at my cabin?

Write down when the cabin was last checked and when you found the damage, keep any neighbor's or caretaker's notes, and photograph everything before cleaning. Large wind events are on public weather records by date. We photograph the openings, the debris and the water lines with a scale so the adjuster can see how it happened.

Lake cabin windows broken over winter. What do I do first?

Photograph the broken windows inside and out before touching anything, then close the openings with plywood or plastic so snow and animals stay out. Call your agent to report it. Then get a scope written window by window with the water damage inside on its own lines.

Can you meet the adjuster at the cabin if I am not there?

Yes, with your OK and access. We walk the adjuster through each opening with the same photos and scope we sent you, and send you notes after. The claim and the decisions stay between you and your insurer.

How far do you travel for cabin repairs?

We are based in Zimmerman and work from the Twin Cities metro north to St. Cloud. For cabins farther out, send the address and photos and we will tell you whether we can take it on.

Will a contractor pay my deductible on a cabin claim?

No. Minnesota law (Minn. Stat. 325E.66) bars a contractor from waiving, rebating or paying any part of your deductible, and JMB Builders does not do it. The deductible is paid as part of the repair.
