Multipoint lock repair starts with one test: does the handle lift with the door open? If yes, the door has moved and the keepers or hinges get realigned. If no, the gearbox inside the door edge is worn or broken and gets replaced with a matching part. JMB Builders does both on entry doors and hinged patio doors across the Twin Cities metro. Priced per door, quoted from photos.
- Priced per door
- Keepers and hinges realigned, or gearbox replaced
- Entry doors and hinged patio doors

A multipoint lock is a long steel strip down the edge of the door with a gearbox at the handle. Lifting the handle drives hooks or bolts into keepers at the top, middle and bottom of the frame; then the key or thumbturn locks it. Most fiberglass entry doors, tall doors and hinged patio doors use one because it pulls the door tight to the weatherstrip along its full height.
When it stops working, it is usually not the lock's fault. The door sags on its hinges, the frame shifts with frost, or the slab bows in the sun, and the hooks no longer line up with the keepers. Forcing the handle against that strain is what breaks the gearbox. So the first thing we do is open the door and work the handle. If it lifts freely open but not closed, we adjust hinges and move or reset keepers. If it will not lift even open, the gearbox is done.
A gearbox is replaced from the door edge without taking the door out. The faceplate usually has the maker's part number stamped on it; we match length, backset and spindle and order the right one.

What you supply
- A photo of the door edge with the faceplate showing, and of the keepers on the frame
- The door brand if you know it, and any label on the hinge edge
- Whether the handle lifts with the door open
What JMB supplies
- Diagnosis with the door open and closed
- Hinge adjustment and keeper realignment, with new screws into the framing
- Replacement gearbox or full multipoint strip matched to the door
- New handle set when the old one is worn or broken
- Weatherstrip check, since a door too tight to the seal fights the lock
- Photos of the finished door in your job folder
How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Alignment only vs. a new gearbox or full lock strip
- Whether the part is still made and how hard it is to source
- Handle set replaced at the same time
- Sagging hinges or a shifted frame that needs resetting first
- Entry door vs. hinged patio door, single or pair
A clear photo of the faceplate and its stamped numbers usually tells us the part. If the door will not open at all, say so.
How long it takes
Keeper and hinge alignment: an hour or two. A gearbox replacement: about two hours once the part is in hand, which can mean a second visit.

Situations and options
Keeper and hinge alignment
When the handle lifts with the door open, the lock is fine and the door has moved. Hinges are adjusted, keepers moved or shimmed, and screws run into the framing so it holds.
Gearbox replacement
When the handle droops, spins or will not lift with the door open, the gearbox is worn. It is swapped from the door edge with a part matched to the old one.
Hinged patio door lock
French and hinged patio doors often have a multipoint lock on the active door. Same diagnosis, plus the flush bolts on the fixed door are checked so the pair closes tight.
Multipoint Lock Repair — Stuck Handle, Gearbox and Keepers Fixed: questions, answered
Why won't my door handle lift to lock?
Usually the hooks or bolts on the lock no longer line up with the keepers on the frame, because the door has sagged or the frame has shifted. Open the door and try the handle: if it lifts easily open, it is alignment. If it will not lift even with the door open, the gearbox inside the door is worn or broken.
Can a multipoint lock gearbox be replaced without replacing the door?
Yes. The gearbox comes out through the edge of the door after the handles and faceplate screws are removed. A matching gearbox, or the whole lock strip, goes back in the same mortise. The door stays on its hinges.
How do you find the right replacement multipoint lock?
The faceplate on the door edge usually has the maker's name and part numbers stamped on it. We also measure the backset, the faceplate length and the spindle. With those, the part is ordered to fit the existing mortise and handle holes.
Why does my multipoint lock work in summer but not winter?
Doors and frames move with temperature and frost. A door that was barely aligned in one season misses the keepers in the other. The fix is resetting the hinges and keepers so the hooks land in the middle of their range, not at the edge.
Can a broken multipoint lock on a patio door be fixed?
Yes, on hinged patio doors. The active door's multipoint lock is diagnosed the same way, and the flush bolts on the fixed door are checked too. Sliding patio doors use a different lock, which is a separate repair.
Can I lubricate a stuck multipoint lock myself?
A light lubricant the maker recommends on the hooks and keepers can help a stiff lock. It will not fix a door that has sagged out of line, and forcing the handle harder can break the gearbox. If it still needs a push, stop and have the alignment checked.
